The floor-through arrangement separates the bedrooms from the main living space, and some plans include a windowed open kitchen and walk-in closets. Those features provide more useful distinctions than the bedroom count alone: a half bath, bedroom storage and the position of the kitchen change how a compact plan functions.
In-unit laundry and through-wall air conditioning are present in documented residences. Installation details and equipment will depend on the home being sold. The exterior shared space accommodates seating and grilling, while parking occupies part of the development's grounds. These are common facilities, so an apartment's interior area does not include an exclusive share of the outdoor footprint.
Building operations
The condominium spreads ownership across 30 individually taxed residential lots. The current DOF ownership roll shows no single owner holding more than one of those lots. That distribution is relevant to association governance and distinguishes the building from a condominium in which one investor controls a large rental inventory.
Parking is subject to a waiting list and a separate monthly charge — confirm with the managing agent. A purchase of an apartment therefore should not be described as including a parking space unless the particular transfer does so. The common outdoor area is another shared operating responsibility, including its furnishings and maintenance.
The parcel is built substantially below the residential floor-area allowance shown for its zoning district. The difference is a planning characteristic, not a promise that an individual owner can expand a home. Any project affecting the common property would involve the condominium as well as the applicable zoning and construction requirements.
