A Private Pricing Opinion — what your apartment at 32 Schaefer Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
32 Schaefer Street is eight residences, two per floor, asking from about $550,000 for a one-bedroom to $995,000 for a two-bedroom garden unit. At about $850 to $990 per square foot, it costs roughly half per foot what the boutique buildings in Greenpoint and Williamsburg ask.
Five of the eight residences have private outdoor space. The block is near Broadway, with the J and Z at Chauncey Street and the C at Rockaway Avenue.
Architecture and residences
DOB new-building job B01009692, filed March 2024 and permitted February 2025, proposes a four-story building with cellar and penthouse, 50 feet tall, with eight dwelling units and a new certificate of occupancy. Plumbing, sprinkler and mechanical filings were signed off in August and September 2026. The lot previously held a one-and-a-half-story wood-frame structure.
The facade is light-colored brick. Listing records describe oversized windows, Calacatta Gold countertops, integrated appliances and generous storage, with washer/dryer hookups in each residence rather than installed machines. Records mention a roof deck and virtual doorman service; one record lists a doorman, which appears to be an error.
Offering and pricing
Asks in listing records, May–August 2026:
| Residence | Layout | Interior sf | Ask | Ask per sf |
|---|---|---|---|---|
| 2A | 1 bed, 1 bath | ~647 | $550,000 | ~$850 |
| PHA | 2 bed, 1.5 bath | ~913 (+~479 outdoor) | $900,000 | ~$986 |
| Garden | 2 bed, 1.5 bath | not published | $995,000 | — |
A further listing at $499,000 appeared in August 2026 without a unit number. A May 2026 roundup put the range at $600,000 to $995,000. Some listing pages, including 2A, have since gone inactive, which may mean contracts or withdrawals. No condominium declaration or closing had been recorded in ACRIS as of October 2026.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-03426-0022; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Washer/dryer hookups only. Budget for machines and confirm venting.
Under the mansion tax. Every residence asks below $1 million, so the mansion tax does not apply. In a sponsor sale the buyer still customarily pays New York State transfer tax (0.4%) and New York City transfer tax (1% at $500,000 or less, 1.425% above).
Small-building financing. Lenders review new condominiums with few closed units more strictly. Confirm early that your lender will approve the project, or ask the sponsor which lenders have.
Abatement and taxes. Ask what the plan projects for real estate taxes and whether any exemption applies.

The neighborhood

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
