A Private Pricing Opinion — what your apartment at Decatur Lofts would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
Decatur Lofts is an eight-home walk-up condominium in eastern Bushwick, a few minutes from the Wilson Avenue L. Its asks sit at the lower end of the Bushwick new-construction range published in spring 2026: one-bedrooms from $574,000 and a two-bedroom at $899,000, about $745 to $920 per square foot.
It is also an old project. The new-building application was filed with the Department of Buildings in February 2018, after the lot was cleared that spring. PLUTO dates the building to 2024. The condominium was created only in 2026: the Department of Buildings processed the subdivision into unit lots 1101 through 1108 in July, and the declaration was recorded in ACRIS in September. City records do not show how the building was used between completion and the condominium filing. A buyer should ask, because that history affects the age of the building systems and any warranty the sponsor offers.
Architecture and residences
Published reporting credits Prime Zone Building Consulting with the design. Listing records describe a contemporary facade, oversized windows, hardwood floors, recessed lighting, Bertazzoni kitchen appliances, video intercoms and in-unit laundry.
Listed homes include:
- Garden duplex: one bedroom and 1.5 baths, about 794 square feet, with a lower-level recreation room and a private landscaped yard
- One-bedrooms: about 680 square feet on the upper floors
- Two-bedroom (1B): about 1,209 square feet with 1.5 baths
One listing record shows a "studio" of the same 794 square feet as the garden duplex, and two upper-floor one-bedrooms carry identical size and price. These may be duplicate records. The plan's Schedule A has the actual eight.
Offering and pricing
Published asks, from listing records in mid-2026:
- One-bedrooms: $574,000 to $625,000 for about 680 square feet, roughly $845 to $920 per square foot
- Garden duplex: $678,000, about $854 per square foot
- Two-bedroom: $899,000 for about 1,209 square feet, about $744 per square foot
Published reporting in May 2026 gave the same $574,000 to $899,000 range. No sponsor closings had been recorded in ACRIS as of the most recent data available; the declaration itself was recorded only in September 2026.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-03435-0026; each condominium apartment is its own tax lot). Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Building history. Ask the sponsor how the building was used from completion to the 2026 condominium filing, whether any units were rented, and when the certificate of occupancy issued.
Systems and warranty. In a building finished before the condominium was created, the equipment may already be several years old. Read the plan's engineer's report and ask what warranty the sponsor gives.
Taxes. Sponsor sales customarily shift the transfer taxes to the buyer: 0.4% to New York State and 1% (at $500,000 or less) or 1.425% (above) to New York City. Every listed home is under $1 million, so no mansion tax applies at current asks.
Deposits. Sponsor deposits are typically 10%, held in escrow. Listing records show a 20% minimum down payment; confirm the plan's financing terms.
Carrying costs. The plan's budget sets common charges and taxes. Ask whether any abatement applies.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
