1370 Bushwick Avenue places ten condominium residences on a corner site at Decatur Street. Urban View Development Group developed the six-story building, with Olabanji Awosika identified as architect of record in the new-building filing. Oversized windows, elevator access and a shared gym and roof deck are central features of the project.

DOB issued the new-building permit in March 2017 and signed off the job in August 2020. The apartments were already being marketed by 2018, when The New York Times covered the development. That chronology separates the initial construction period from the later administrative completion of the new-building job.

Architecture and unit composition

The residential floors generally hold two apartments apiece. Two-bedroom plans include homes around 830 square feet, with open kitchens connected to the main living and dining area. Large window openings bring light into the rooms along the exterior walls.

Some plans include two bathrooms and walk-in closets. Central air conditioning and in-unit washers and dryers are part of the apartments' equipment. The corner site gives the building frontage on two streets, while individual exposure depends on the apartment's position within the floor.

The roof deck is a common amenity, furnished for outdoor use. It extends the building's shared space beyond the ground-level entrance and indoor fitness room. The gym includes both cardio equipment and weights, and the storage and bicycle facilities serve the ten-home inventory.

Building operations

The condominium runs an elevator and maintains a gym, roof deck and video-entry system. It has no doorman. These common facilities require upkeep within a small association, so the building's amenity package carries a different cost structure from a walk-up with few shared spaces.

The constructed floor area closely matches the residential FAR stated for the R6 zoning. The building's current scale therefore uses approximately the residential floor area associated with that zoning designation.
