A Private Pricing Opinion — what your apartment at 1152 Lafayette Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
1152 Lafayette Avenue is a six-story, ten-residence building in East Bushwick, filed with the Department of Buildings in November 2023 and permitted in November 2024. Most of its construction sign-offs, including structural, foundation, plumbing and sprinkler work, were recorded in June 2026, and listing records describe the building as completed.
At about $1.1 million to $1.35 million per home, it prices above most small Bushwick new developments in spring 2026 listing records, where published availabilities at several walk-up and elevator condominiums started in the $500,000s and topped out near $1.25 million.
Architecture and residences
The Department of Buildings new-building filing (job B00928170) lists six stories, 60 feet, ten dwelling units and about 14,300 square feet of construction floor area, with ARC Architecture + Design Studio as applicant. The structural filing describes a six-story concrete building with roof and bulkhead. Filed floor area works out to about 1,430 square feet per home, an allocation of gross area rather than a measured apartment size.
Listing records describe a mix of one-bedroom duplexes and two-bedroom homes. Unit 1B is listed with two bedrooms, two full baths and a half bath; unit 1A is a one-bedroom duplex.
Offering and pricing
No Attorney General plan number or total offering price was found in public sources, and ACRIS shows no condominium declaration or unit lots yet. Pricing in listing records seen in 2026:
- Unit 4B: $1,095,000, at about $1,144 per square foot (about 957 square feet), with common charges of about $395 a month
- Unit 1A: one-bedroom duplex, $1,126,000
- Unit 1B: two bedrooms, $1,350,000, listed June 5, 2026 and reported in contract June 25, 2026
- Unit 3A: listed; price not confirmed
Listing records variously give the year built as 2025 and 2026.

What to know if you’re buying
Confirm the plan. Ask for the Attorney General file number, the acceptance date and whether the plan has been declared effective. Contracts follow acceptance; closings follow effectiveness.
Duplexes. Lower-floor duplexes in new buildings often use cellar space. Ask how the lower level is classified on the certificate of occupancy and how it is counted in the unit's square footage.
Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. Every listed home here is above $1 million, so the 1 percent mansion tax applies.
Certificate of occupancy. Ask whether a temporary or final certificate has issued and what the sponsor holds back for open items.
Carrying costs and abatement. The plan's budget sets common charges and taxes. No tax abatement has been disclosed; confirm it in the plan.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
