A Private Pricing Opinion — what your apartment at 1385 DeKalb Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
1385 DeKalb Avenue is a four-story brick building with two homes on a small, irregular Bushwick lot of about 1,450 square feet. Both are three-bedroom, two-bath duplexes: a maisonette with a private backyard on the lower floors and a penthouse with a terrace and private roof deck above. Published reporting places it near Maria Hernandez Park and the Knickerbocker Avenue M and Kosciuszko Street J stations.
With two homes, the building works more like a two-family house divided into condominium units than a small apartment building. Each owner holds a deeded unit, and the two owners together run the building.
Architecture and residences
The Department of Buildings new-building filing (job B01070342), filed in July 2024 and permitted in November 2024, describes a new four-story, two-family house, 50 feet tall, with about 4,350 square feet of construction floor area. The architect of record is Ivan Shcherbakov. PLUTO records about 3,510 square feet of residential area, so the two duplexes average roughly 1,750 square feet of gross area each.
Published descriptions call for open layouts, white oak herringbone floors, in-unit laundry, kitchens with quartz waterfall countertops and primary suites with generous closets. The penthouse has oversized arched windows.
Offering and pricing
No Attorney General plan number or total offering price was found in public sources, and ACRIS shows no condominium declaration or unit lots yet. Published reporting from spring 2026 gives asks of $1.25 million and $2.15 million for the two homes; the reporting does not say which price belongs to which unit. Unit square footage was not published, so price per square foot is not stated.

What to know if you’re buying
Two-unit governance. In a two-unit condominium every decision is a two-party decision. Read the declaration and by-laws for how deadlocks are resolved, how insurance and repairs are split, and whether there is a reserve.
Confirm the structure. The Department of Buildings files the building as a two-family house, which is common for two-unit condominiums. Ask for the offering plan or no-action letter, the declaration and the tax lot apportionment before signing.
Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. Both asks exceed $1 million, so the mansion tax applies.
Certificate of occupancy. The new-building job was still open as of October 2026. Ask for the certificate of occupancy status and what the sponsor holds back for open items.
Outdoor space. The backyard and roof deck are tied to specific units. Confirm that the declaration grants each as a limited common element or as part of the unit, and who pays for roof and yard upkeep.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
