As seen inThe Wall Street Journal★ 92 reviews on Google

107 Schaefer Street is a six-story, 16-residence building on a 37.5-foot Bushwick lot zoned R6, replacing a three-story, one-family building recorded on earlier Department of Buildings filings. It stands taller than its nearest neighbors, and the roof deck looks toward Manhattan, per published reporting. The Wilson Avenue L and the Chauncey Street J and Z stations are the nearest subway stops.

The building is entry-priced for new construction in Brooklyn. Published asks at launch ran $619,000 to $1.25 million for one- and two-bedroom homes, and later listing records show several homes listed at $549,000 to $599,000. That puts much of the building below the $1 million mansion-tax line.

Architecture and residences

The Department of Buildings new-building filing (job B00951130) lists six stories, 54 feet, 16 dwelling units and about 15,450 square feet of construction floor area, with ARC Architecture + Design Studio as applicant. The permit was issued in June 2024. PLUTO now records a 2024 building of 15,450 square feet on the lot; filed residential area works out to about 965 square feet per home, an allocation of gross area rather than a measured apartment size. Companion filings on the site carry different unit counts (12 on 2021 plumbing and mechanical filings, eight on 2023 structural and foundation filings), so the 16-unit scheme on the 2024 new-building job is the one to rely on.

Published descriptions call for oversized windows, white oak floors, kitchens with integrated appliance packages and in-unit laundry, with private outdoor space for many homes. A curb-cut permit issued in June 2026 serves the on-site parking.

Offering and pricing

No Attorney General plan number or total offering price was found in public sources, and ACRIS shows no condominium declaration or unit lots for the building yet. Pricing in listing records:

  • Launch range (spring 2026): $619,000 to $1.25 million for one- and two-bedroom homes, per published reporting
  • Unit 1A: $549,000
  • Unit 2A: $549,000, with common charges of about $454 a month
  • Unit 3B: $599,000
  • Unit GB (ground-level duplex): $899,000
  • Penthouse: marketed, price not confirmed

Square footage for these homes was not published consistently, so price per square foot is not stated here. The lower recent asks suggest price adjustments since launch; confirm current pricing and whether any home is in contract.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-03422-0065; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying

Confirm the plan. Ask for the Attorney General file number, the acceptance date and whether the plan has been declared effective. Contracts follow acceptance; closings follow effectiveness.

Below the mansion-tax line. Homes priced under $1 million carry no mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, so price the purchase with those included.

Parking is separate. The eight parking spaces are offered for sale apart from the residences. Ask how they are deeded and how their costs are shared.

Closing on a temporary certificate of occupancy. Several construction sign-offs were recorded in May and June 2026. Ask whether a temporary certificate has issued and what the sponsor holds back for open items.

Carrying costs and abatement. The plan's budget sets common charges and taxes. No tax abatement has been disclosed; confirm it in the plan.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
