A Private Pricing Opinion — what your apartment at The Dodworth Collective would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
The Dodworth Collective is a nine-unit condominium on a 33-foot lot on Dodworth Street, a single-block street in western Bushwick. Its one-bedrooms have been listed below $500,000, under $1,100 per square foot, at the low end of the Bushwick new-construction asks in the same spring 2026 roundup. Its two-bedrooms run from about $695,000 to a $950,000 duplex penthouse.
The building took a long time to finish. Its new-building application dates to 2020, and the related plumbing, sprinkler and structural filings were opened that year. Most permits were issued between late 2024 and 2025, and DOB signed off the structural, plumbing, sprinkler and mechanical work between March and May 2026. Sales opened in the spring of 2026. Published reporting described the building as newly launched in May 2026.
The J at Kosciuszko Street is about 0.2 miles away and the M at Central Avenue about 0.3 miles.
Architecture and residences
NMI Architecture filed the plans. The building has four floors plus a cellar and a penthouse level, and the filings describe nine residential units. PLUTO records about 8,400 square feet of residential floor area on a 2,955-square-foot lot in an R6 zone and gives a 2024 build year.
Listing records show one-bedrooms of about 445 to 760 square feet and two-bedrooms that include a 991-square-foot duplex penthouse with a private terrace. Published descriptions mention double-paned floor-to-ceiling windows, engineered hardwood with acoustic underlayment, LG washer-dryers in every unit and private outdoor space in some homes. The shared roof deck has stone pavers and cabanas. Parking and storage are sold separately.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250275), the plan was submitted August 22, 2025, accepted March 31, 2026 and declared effective April 28, 2026, by notice once two of the nine residences (22%) were in contract. The plan names 17 Gabe Iza LLC as sponsor. It covers 15 units: nine residences, two parking spaces and four storage units. The total offering price is $7,266,300, unchanged since acceptance. Amendment 1 declared the plan effective; Amendment 2 was submitted July 31, 2026 and had not been reviewed as of October 2026. The record reports two units sold.
Asking prices in listing records, spring to fall 2026:
- One-bedrooms: $485,000 (3-B, about 445 sq ft, about $1,090 per sq ft) and $495,000 (4-B, about 446 sq ft) at the low end. Other one-bedroom asks were $520,000, $525,000 and $595,000. Residence 2-A, a one-bedroom with one and a half baths at about 758 sq ft, asked $750,000, about $989 per sq ft. Residence 3-B went into contract in April 2026.
- Two-bedrooms: $695,000 for 2-F, a two-bedroom with one and a half baths, and $950,000 for 4-C, the 991-square-foot duplex penthouse (about $959 per sq ft). A May 2026 roundup gave the overall range as $525,000 to $1.095 million.
Listings advertised a reduced mortgage rate through the sponsor's preferred lender, quoted as 5.5 percent in some listings and 6 percent in others. One penthouse listing said the sponsor would pay half of the first year's taxes. Get any incentive in writing in the contract or a plan amendment. ACRIS showed no condominium declaration and no unit closings as of the end of September 2026.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-03229-0037; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Read the plan before you negotiate. The plan and its amendments set the price schedule, the budget and the sponsor's obligations. Incentives that appear only in marketing are not binding.
Look past the mortgage-rate offer. A lender incentive lowers the payment only while that loan is in place. Compare the total cost with a price reduction or a sponsor-paid closing cost. On a $485,000 purchase, the buyer-paid New York City (1 percent at $500,000 or less) and New York State (0.4 percent) transfer taxes come to about $6,800, before any gross-up.
Nine owners share the costs. With nine units, each owner carries a meaningful share of building repairs. Check the reserve fund, the first-year budget and how the sponsor's unsold units pay common charges.
Ownership names differ in the records. DOB filings name RCM Group Inc and RBM NY Holdings LLC, while city tax records name 17 Gabe Iza LLC. Confirm in the plan which entity is the sponsor and who stands behind its obligations.
Certificate of occupancy. Sponsor closings generally take place on a temporary certificate of occupancy. Ask for its status and for the sponsor's obligation to obtain the final certificate.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
