831 Knickerbocker Avenue is a ten-home condominium on a corner lot with about 147 feet of combined frontage on Knickerbocker Avenue and Covert Street, near Irving Square Park and the Halsey Street J/Z and Wilson Avenue L stations. Asking prices have run from $599,000 for a one-bedroom to $999,000 for the three-bedrooms and the penthouse, about $950 to $1,100 per square foot.

It is not ground-up construction. City records carry a two-story building from 1931 on the lot, and the Department of Buildings job that produced the condominium is an alteration filed in November 2020 that took the building to four stories. That is why some listing records describe the building as prewar and others as built in 2025 or 2026. Both describe the same structure at different stages. A buyer should read the plan's description of what was retained and what is new.

Architecture and residences

NY Building Associates filed the alteration and the later Department of Buildings NOW job; InFocus Design and Planning appears on subsequent amendments. Listing records describe a dark brick facade, oversized windows, white oak floors, open layouts and dedicated storage for each home.

The ten residences include one-bedrooms of about 630 square feet, two- and three-bedrooms of about 890 to 1,030 square feet, and a top-floor two-bedroom with private outdoor space. In April 2026 the Department of Buildings processed a condominium subdivision creating 12 tax lots (1001–1012). That is two more lots than there are residences; the plan identifies what the other two are, likely storage or another non-residential unit. Confirm before contract.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250038), the plan was submitted February 6, 2025 and accepted December 23, 2025 at a total offering price of $9,484,599, with 831 ON LLC as sponsor. The record carries the project as The 833 Knickerbocker Avenue Condominium. It lists 13 units: 10 residential, one commercial, one parking and one other. That is one more than the 12 condominium tax lots created in April 2026; the plan's Schedule A identifies each unit. Amendment 1, accepted May 12, 2026, declared the plan effective on two units, or 20 percent, in contract, and the database records two units sold. Amendment 2 was submitted October 20, 2026 and had not been reviewed as of October 2026; its contents are not posted. The condominium declaration was recorded in ACRIS in May 2026.

Published asks:

  • One-bedroom (2D): about 628 square feet at $599,000, roughly $954 per square foot, with common charges listed at $272 a month
  • Three-bedrooms (3A, 4A): 3A at about 1,033 square feet and $999,000 ($967 per square foot); 4A at about 893 square feet, listed at $899,000 in some records and $999,000 in others
  • Penthouse (PH4): two bedrooms, about 932 square feet plus outdoor space, at $999,000, about $1,072 per square foot

Published reporting in May 2026 gave the building's range as $599,000 to $999,000. An earlier listing snapshot from March 2026 showed three homes from $625,000 to $1.1 million, so prices have moved since launch. No sponsor closings had been recorded in ACRIS as of the most recent data available.

What to know if you’re buying

Retained structure. An enlargement of a 1931 building can carry older foundations, party walls and bearing walls inside new finishes. Ask for the engineer's description in the plan and any reserve the sponsor funded for the original structure.

Certificate of occupancy. Confirm whether the building holds a temporary or final certificate of occupancy for all ten units before closing.

Deposits. Sponsor deposits are typically 10% of the price, held in escrow under the plan. Listing records show a 20% minimum down payment; confirm the plan's financing terms.

Taxes. Sponsor sales customarily shift the New York State and New York City transfer taxes to the buyer. Every home here is priced under $1 million, so the mansion tax does not apply at current asks.

Carrying costs. The plan's budget sets first-year common charges and real estate taxes. Ask whether any tax abatement applies and when it phases out.

Sponsor control. The sponsor controls the board until enough units close. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
