About the building

272 West 86th Street brings three limestone-and-brick rowhouses into one seven-residence condominium. C. P. H. Gilbert designed the houses in 1895–1896 for John O. Baker. Their Renaissance Revival fronts survive within the Riverside-West End Historic District Extension I. East River Partners redeveloped the group with Barry Rice Architects, rebuilding residential interiors behind the restored street façades. Condominium closings began in 2017, followed by DOB signoff on the conversion in January 2018.

The inventory includes lateral flats, a townhouse-style residence, a garden home and penthouse accommodation with substantial terraces. Large homes extend across the original house divisions, giving the converted building wider interior rooms than a single rowhouse's frontage would suggest. Outdoor space is attached to particular residences at the garden and roof levels.
