Phoenix Roze places four residences above a commercial space on Atlantic Avenue. Rodrigo Torres was the architect of record for the five-story new building. The Attorney General accepted the offering in July 2020, and it became effective in September 2021. The sponsor was WRB 280 Atlantic Ave. LLC. The retail component occupies its own condominium interest below the residential floors.

The residences are two-bedroom homes with private elevator access. The main floor-through layouts extend to approximately 1,020 square feet, while the uppermost home has a smaller interior and substantial outdoor space. Terraces open directly from living areas; their sizes and positions vary by floor. Central air conditioning, in-home washers and dryers, bicycle storage and individual storage lockers support the apartments without adding a large shared amenity program.

The commercial ownership is a fifth interest in a four-home project. Its share of expenses, voting rights and insurance matters to both the residential owners and a prospective lender. Establish how elevator costs and residential terrace maintenance are allocated within that mixed-use structure; the four apartment owners should not be assumed to split every building cost equally.
