A Private Pricing Opinion — what your apartment at 323 East 53rd Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
323 East 53rd Street is a recent eleven-home condominium behind a limestone facade on a twenty-foot-wide lot. Its inventory consists of studios and one-bedrooms, with garden and terrace residences adding private outdoor space to a compact apartment mix. An elevator, individual storage rooms and a shared roof deck are substantial amenities for a building of this size.
The current building followed a multiyear redevelopment. A six-story, eleven-dwelling new-building scheme was permitted in 2015, followed by an alteration permitted in 2017 and signed off in March 2023. The Attorney General accepted the condominium filing in March 2021, and it became effective in November 2022.
Architecture and unit composition
The six-story structure has a narrow street frontage and a longer interior plan. Typical apartments measure approximately 540 to 560 square feet. The inventory is concentrated in smaller homes, with two residences on most upper floors.
A garden apartment occupies the lower portion of the building, and terrace apartments sit higher in the stack. Their outdoor areas accompany interiors comparable in size to those of the standard apartments. Buyers can therefore compare outdoor access without assuming that a terrace home necessarily provides a larger interior.
The lobby includes a seating area. Its package room and storage spaces accommodate functions that would otherwise compete with the apartments' compact floor plans. The residents' roof deck is available separately from the terraces belonging to specific homes.
Building operations
Virtual doorman service manages entry, and deliveries go to the package room. Every residence has a dedicated storage room. The common roof is shared by an eleven-home association, and an elevator serves the building.
All eleven residential tax lots have separate owners in the current DOF roll. The condominium has no building-wide tax abatement. Its historic-looking limestone frontage is outside an LPC-designated district, and the current residential construction belongs to the recent redevelopment period.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
