That is the central pricing problem here and the reason to be disciplined. There is no in-building resale evidence at all — every recorded transaction is a sponsor sale, and sponsor sales in a six-unit boutique are negotiated one at a time across a three-year window rather than set by a market. Comparables have to be built from the small set of new-construction Yorkville condominiums and from full-floor and boutique product elsewhere on the Upper East Side, adjusted for the absence of an abatement and for the absence of staff and amenities. Market statements should be indexed to the last complete year rather than to partial-year data, which is especially thin at this unit count.
