The Colonnade takes its name from the two-story columns framing its façade on West 23rd Street. The 1911 building's condominium plan was accepted in 1988 and became effective in 1993; the building contains a small collection of loft apartments, including duplexes, combined homes and a large penthouse. Its frontage on a major crosstown street puts the Eighth Avenue subway entrance close to the building.

The building combines an elevator and common roof deck with a modest residential inventory. Individual outdoor spaces are also part of several layouts, so the appeal extends from conventional two-bedroom lofts to substantially larger homes with terraces.

Architecture and unit composition

Typical two-bedroom apartments are around 1,050 to 1,200 square feet, with high ceilings and oversized windows. Some have balconies off the bedrooms; others incorporate larger terrace areas. The eight-story envelope also contains duplex arrangements, where internal stairs separate parts of the living accommodation.

Combined residences exceed 2,500 square feet, and the penthouse is approximately 3,500 square feet. Those larger homes account for much of the variation in the building's inventory. They can have multiple outdoor areas and a much broader room count than the typical apartment.

The building's columns give the lower façade a strong vertical composition. Above them, the residential floors and upper terraces create the more varied profile associated with the conversion and later apartment configurations. Individual renovations have changed interior partitions and finishes over time.

Building operations

The association uses professional management and a virtual doorman, with an on-site superintendent. Shared laundry and the common roof deck add services outside the apartment interiors. The roof is a communal amenity distinct from the terraces and balconies attached to particular homes.

The property contains a separate commercial interest alongside the residential lots. It has no recorded tax abatement. Its existing floor area exceeds the current residential zoning allowance, so the present building is already substantial relative to its lot's permitted residential density.
