About the building
344 Bowery was built in 1892–1893 for Henry and Charles Dahnke to Frank Wennemer's design. The store-and-loft building has a brick façade, limestone base and trim, arched upper windows and a projecting cornice. Residential rental use preceded the condominium conversion by Northstar Property Group. Eric V. Sheffield's alteration added a penthouse level; work was permitted in 2006 and signed off in December 2008.
Four full-floor apartments occupy the ordinary residential levels, with approximately 1,775 square feet, two bedrooms and two bathrooms apiece. The upper penthouse has a larger three-bedroom plan and two terraces. Keyed elevator access opens directly into the residences, and ceilings exceed ten feet in the loft interiors. Fireplaces occur in selected upper homes. The building retains a commercial base, where eating-and-drinking use was established under a separate DOB alteration.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00530-7506) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
Five residences share a building containing commercial eating-and-drinking space. Ventilation routes, sound transmission and the separation of commercial and residential maintenance responsibilities are particularly relevant to the lower full-floor homes. The penthouse terraces add a separate roof-maintenance allocation for the upper residence.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
