A Private Pricing Opinion — what your apartment at 346 11th Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

346 11th Street is a four-residence condominium designed as new loft-style housing in Park Slope. Van Brody was the architect of record on the four-story new-building application. The permit issued in June 2001, and DOB signed off construction that December. The original layouts used broad rooms and large areas of glazing.

The inventory includes a garden duplex and full-floor upper homes. The lower residence has two separate outdoor areas, while the upper lofts include large south-facing windows over the rear gardens. Ceiling heights reach roughly ten feet on the garden home's main floor, with taller living spaces in some upper layouts. The building has parking and bicycle facilities; confirm the storage allocation associated with a purchase.

What to know if you’re buying

Parking is especially consequential in a four-apartment project: confirm whether a space is deeded, assigned or available separately, and whether its rights transfer with the apartment. The small ownership group also bears the full cost of exterior repairs and common systems, with only four homes contributing to reserves.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
