The Mondo sells as authentic Tribeca loft product: full-floor-third residences of roughly 2,100 square feet, direct elevator entry, ceilings above ten feet, two street exposures on the corner lines, and a landmarked 1866 cast-iron elevation. It competes with the small landmarked loft conversions scattered through the Tribeca West Historic District rather than with new construction, and the comparison a buyer should build is against other buildings of five to fifteen units in converted store-and-loft or warehouse stock.
Three variables move value here. The first is floor and line — the corner units with two exposures and the top-floor residences with rooftop additions are structurally different products from the interior second-floor units. The second is the commercial base: restaurant tenancy directly below a nine-unit building is priced differently by different buyers, and it is the single most polarizing feature of the property. The third is the absence of service. There is no doorman, and for a portion of the Tribeca buyer pool that is disqualifying regardless of the ceilings.
Against those, the building offers what newer Tribeca condominiums cannot manufacture: a genuine 1866 loft floor plate at a scale that has not been subdivided away, and a corner. Index any market read to the last complete year rather than to the partial current one.
