Considering a sale?

Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at 368–370 St. Nicholas Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

368–370 St. Nicholas Avenue combines two addresses in a fifteen-residence condominium near St. Nicholas Park. The five-story prewar property was substantially rehabilitated in the early 2000s. Its apartments include two- and three-bedroom layouts, with park-facing exposures in some homes and skylights in upper-floor configurations.

The condominium declaration is dated October 2003 and was recorded in January 2004. It covers both addresses and fifteen residential unit lots, establishing one association across the two entrances.

Architecture and unit composition

The early-2000s rehabilitation included new kitchens and bathrooms, partition changes, interior finishes, a boiler and a hot-water heater. David Danois appears as the architect on the DOB alteration job, which was permitted in June 2002 and signed off in July 2004.

The resulting apartments include homes of roughly 1,000 square feet and larger three-bedroom configurations exceeding 1,300 square feet. Windows on different sides of the property produce different exposures; upper homes can combine east and west light with roof-level skylights. Some residences have wood-burning fireplaces.

In-unit washers and dryers are documented in some homes. The residential layouts vary in bedroom and bathroom count, and the top-floor homes introduce direct roof interfaces through their skylights. These features belong to particular configurations and should be matched to the apartment being considered.

Building operations

The condominium has fifteen separately owned residential tax lots. The current ownership roll shows no owner with more than one residence, giving the association a dispersed ownership structure. The buildings share a condominium identity even though their addresses and physical entrances differ.

No building-level tax abatement appears on the current roll. Residential lots are in Class 2, and personal exemptions attach separately to qualifying owners. The five-story property is outside a designated historic district.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
