Considering a sale?

Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at Sugar Hill Condominium would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

The Sugar Hill Condominium converts a five-story prewar building into ten individually owned homes, with two apartments per floor and an elevator. The corner layouts draw light from several directions, and the common roof deck adds shared outdoor space above Convent Avenue.

The conversion dates to 2003. DOB alteration filings from 2002 identify Susan Wright as the architect for work on the shell and interiors, including revised partitions and room counts. The condominium retains the scale of the original building while adding an ownership structure based on individual deeds.

Architecture and unit composition

Two-bedroom homes are prominent in the apartment mix. Smaller plans are around 920 square feet, while larger corner configurations extend to approximately 1,100 square feet or more. Some have a full bathroom plus a separate powder room.

The corner apartments can have windows on three exposures, with living and dining rooms facing the street. Bay-like window seating, exposed brick, oak floors and decorative fireplaces appear in selected interiors. Ceilings of approximately nine feet preserve the proportions of the prewar rooms.

A ground-level duplex has a private stoop entrance at 372 Convent Avenue. It belongs to the same ten-unit condominium and provides a different arrival arrangement from the homes reached through the common entrance and elevator. The building is also identified under 368 Convent Avenue.

Building operations

The elevator serves a small residential inventory. Owners also share the roof deck and the exterior envelope, while apartments have individual interior laundry arrangements. Window air-conditioning units are used in at least some homes.

The residential lots are all in Tax Class 2C, with the applicable annual and five-year assessment-growth limits. The Department of Finance shows no current building-wide abatement.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-02060-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
