A Private Pricing Opinion — what your apartment at 373 Rutland Road would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
373 Rutland Road is a nine-residence, five-story elevator condominium in Prospect Lefferts Gardens, on the block between Nostrand and New York Avenues. It is clad in an off-white brick, and most homes are three-bedroom layouts of about 1,250 square feet.
At about $1,025 to $1,100 per square foot, it sits in the band where three-bedroom new construction in this part of Brooklyn has been trading. Three of the nine homes were reported in contract by September 2026.
Architecture and residences
The site was cleared under a demolition filing in April 2024. A first new-building application that month proposed 18 dwelling units. It was replaced by the current application, B01113928, for a "new 5-story 9-dwelling unit building" of about 15,100 square feet, permitted in June 2025. PLUTO now records a five-story, nine-unit building completed in 2025 on a 44-by-100-foot lot, with about 14,000 square feet of residential floor area.
Listing records describe two- and three-bedroom homes reached by private elevator entry, with oversized windows, quartz kitchen counters, Bosch appliances, rain showers and in-unit laundry. Several homes have private outdoor space, including a ground-floor three-bedroom with a rear garden of about 1,000 square feet.
Offering and pricing
Listing records describe the building as a condominium sold by the sponsor, with sales starting May 13, 2026. The Attorney General's offering plan record for this address was not located in this review, so the plan number, total offering price, acceptance date and effective date are not confirmed here.
Published asks in 2026:
- Two-bedroom, about 1,167 square feet: first listed at $1,350,000, later $1,275,000
- Three-bedrooms, about 1,245 to 1,264 square feet: $1,295,000 to $1,385,000, or about $1,025 to $1,096 per square foot
- Ground-floor three-bedroom with a 1,012-square-foot garden: $1,375,000
Published common charges run about $624 to $817 a month. One listing shows real estate taxes of about $1,780 a month on the garden home. That figure is high for the price and suggests the building carries no tax abatement, which the plan's budget will confirm. Listing records showed three homes in contract as of late September 2026. No sponsor closings were checked in ACRIS for this page. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-04801-0058; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Get the plan first. Ask for the offering plan, its file number and every amendment. Confirm the plan is accepted and whether it has been declared effective before you sign.
Taxes. Underwrite the full real estate tax. If the budget assumes an exemption, ask what it is and when it ends.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Every home here is above that line. Use the calculators below to run your price.
Certificate of occupancy. Ask whether closings will occur on a temporary or final certificate of occupancy, and what the sponsor holds back until a final one issues.
Sponsor control. In a nine-unit building, a handful of closings decides when owners take over the board. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
