1000 Union Street brings 20 one- to three-bedroom condominiums to a seven-story building near Franklin Avenue and Eastern Parkway. Fischer + Makooi designed the architecture and interiors, including a series of private terraces and shared outdoor spaces. The project incorporates twelve self-parking spaces on a site of roughly 7,860 square feet.
The building's communal facilities include a residents lounge, gym and roof deck. Those amenities accompany a relatively small ownership group, with private balconies and rooftop terraces providing additional outdoor choices among the apartments. Penthouse layouts include three bedrooms and two-and-a-half bathrooms.
The site is one block south of the Franklin Avenue subway junction, near the Brooklyn Botanic Garden's eastern side. Its residential floor area nearly fills the R6A zoning allowance. The building rises approximately 70 feet, with the top homes and common roof space above the lower residential floors.
Architecture and unit composition
Fischer + Makooi's design contains a mixture of one-, two- and three-bedroom apartments. Living areas use open kitchen arrangements, and the original interiors include wide-plank wood floors, concealed multi-zone heating and cooling, and vented washers and dryers. Kitchens were delivered with custom cabinetry and stone counters.
The larger penthouse homes add private rooftop terraces, and some also have a balcony accessed from the apartment. Other residences have balconies or terraces at their own floor level. The location and access route to outdoor space therefore differ among the plans: a roof terrace serves a top-floor home, while a balcony opens directly from an interior room.
Two-bedroom plans occupy part of the intermediate-floor inventory. The building's original sales included homes around a thousand square feet, alongside larger three-bedroom penthouses. The individual layouts divide that area among bedrooms, living and dining space and circulation, with outdoor areas additional to the interior plan.
The project began with a new-building application filed in 2017. The Attorney General accepted the condominium offering in January 2020, and the plan became effective in February 2021. A subsequent filing in July 2022 recorded a permanent certificate of occupancy and a board no longer controlled by the sponsor.
Building operations
The twelve parking spaces are self-parking, so the garage's usable dimensions and access matter to an owner with a car. The parking lots are separately classified for tax purposes from the twenty residential lots. A purchase of an apartment should identify whether any parking interest is included in that transaction.
The shared facilities extend beyond the lobby to the residents lounge, gym, roof deck, bicycle storage and package room. Private outdoor areas remain attached to particular homes. Their use does not replace access to the condominium's common roof deck.
The residential lots are Class 2, and no property-tax abatement is recorded. Older promotional tax assumptions should therefore not be used to calculate present carrying costs. Apartment owners pay their own property taxes as well as their share of common expenses.
