A Private Pricing Opinion — what your apartment at 1235 Dean Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
1235 Dean Street is a four-residence condominium on a 20-foot lot on Dean Street in Crown Heights North. The sponsor converted a three-story-and-basement masonry building into four apartments with a new penthouse. Before the conversion, the Department of Buildings filing describes the building as a single-room-occupancy (SRO) building of six furnished rooms and one apartment under its prior certificate of occupancy.
Every unit has sold. The four recorded deeds total about $5.28 million, roughly $128,000 above the plan's $5,150,000 offering total, and the last closed in March 2026. The Attorney General's database still shows the plan as accepted but not effective, with no units sold. The deeds show the sales happened; the database has not caught up.
Architecture and residences
The conversion filing (DOB NOW job B00842595), filed by J.K. Design in March 2023, describes the renovation and conversion of the existing building into four Class A apartments, with a new penthouse, new partitions and new plumbing. The filing lists a 38-foot existing height and a 48-foot proposed height, and a stated cost of about $460,600 across about 4,400 square feet of work. Separate filings cover a new sprinkler system, gas-fired equipment and new stairs from the cellar to the roof. The Department of Buildings lists the job as "CO Issued," signed off May 23, 2025.
PLUTO records about 4,645 square feet of residential floor area on the condominium's billing lot, or roughly 1,160 square feet per home on average. PLUTO also lists 16 residential units, which conflicts with the four-unit condominium in every other record; treat the PLUTO count as a data error.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240021), the plan was submitted January 22, 2024 and accepted July 29, 2024 at a total offering price of $5,150,000, with 1235 Dean LLC as sponsor. The record lists four residential units, no effective date and no units sold. The Attorney General's plan page returned no content when checked for this review, so any amendments, including the one that would have declared the plan effective, were not reviewed. ACRIS shows the condominium declaration recorded in October 2024 and an amended declaration in March 2025.
Recorded sales
ACRIS shows four sponsor deeds:
- Unit 2: $1,250,000, deed dated March 5, 2025
- Unit 3: $1,225,000, deed dated March 12, 2025
- Unit 1: $1,440,823.75, deed dated May 29, 2025
- Unit 4: $1,362,318.75, deed dated March 30, 2026
The two odd-cent deeds are consistent with transfer-tax gross-ups. By our arithmetic, the Unit 1 figure equals $1,415,000 grossed up by 1.825%, the combined city and state transfer-tax rate. Unit 4 closed a year after the others. ACRIS also records later transfers of Units 1 and 2 without consideration, in July and September 2025; they are not sales and are not counted here. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01207-7502; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. What to know if you’re buying
Resales only. The sponsor has closed every unit. A purchase now is a resale, and the plan's effectiveness question no longer matters for a new buyer.
Read the conversion. This is an old masonry building with new systems and a rooftop addition. Ask for the certificate of occupancy, the sprinkler sign-off and any open Department of Buildings items before contract.
Small building. Four owners share every repair. Ask about the reserve fund and the insurance policy.
Closing costs. A resale buyer pays the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
