A Private Pricing Opinion — what your apartment at 817 Classon Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
817 Classon Avenue is a seven-story, 19-residence condominium on the Crown Heights side of Classon Avenue, a short walk from Eastern Parkway, the Brooklyn Museum and the Brooklyn Botanic Garden. It replaced a one-story commercial building that had been converted to a place of worship, per Department of Buildings records.
It is past the stage most new-development pages describe. The Attorney General accepted the plan in March 2026, the sponsor declared it effective in April after three units went into contract, the Department of Buildings records a certificate of occupancy on the new-building job, and ACRIS shows sponsor closings from July 2026. A buyer here can underwrite against recorded prices, not only asking prices.
The total offering of $26.7 million across 19 homes averages about $1.41 million per residence, which places the building in the middle of the Crown Heights new-construction market.
Architecture and residences
ND Architecture & Design filed the new building in January 2024. The filing describes a seven-story residential building with a cellar, 74 feet tall, with 19 dwelling units and about 24,300 square feet of construction floor area. The first permit issued in December 2024. Earlier construction reporting cited about 19,900 square feet of residential area, or roughly 1,050 square feet per home on average.
The mix runs from one to three bedrooms, and most homes have private outdoor space as gardens, terraces or roof decks, per listing records. Published finishes include wide-plank white oak floors, ceilings above 10 feet, walnut kitchen cabinetry with Vittoria marble counters, Fisher & Paykel and Miele appliances, travertine baths, multi-zone heating and cooling, and in-unit GE washers and dryers. Building services listed are a package room and bike storage; some listing records also list a fitness room and rooftop terrace. Confirm the amenity list against the plan.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250213), the plan was submitted July 10, 2025 and accepted March 12, 2026 at a total offering price of $26,350,000, with 817 Classon Owner LLC as sponsor. The record lists 33 units: 19 residential and 14 storage. Amendment 1 raised the total offering price by $350,000 to $26,700,000. The database gives Amendment 1 a review date of March 24, 2026 while its contents note read "reviewed 5/8/2026"; the record does not say which is right. Amendment 2 declared the plan effective on April 28, 2026, on three units, or 16 percent, in contract. The database records three units sold, a figure it has not updated since the closings began.
Sales opened in March 2026. Published asks have run from about $1.075 million for a two-bedroom to $1.575 million for a ground-floor home, with common charges near $976 a month on the higher end. Some 2026 listings offered a sponsor incentive covering the buyer's transfer taxes, the sponsor's attorney fee and two years of common charges on accepted offers. Read any such concession against the contract, because it changes the effective price.
Recorded sales
ACRIS shows deeds recorded from July 2026. Among those checked:
- Unit 3B: $1,150,000, deed dated July 16, 2026
- Unit 5A: $1,450,000, deed dated July 29, 2026
- Unit 6C: $1,425,000, deed dated August 12, 2026
- Unit 3C: $1,350,000, deed dated August 25, 2026, recorded September 8
City records also show closing documents on units 1A, 3A, 4C, 5C, 6A, 6B, 7A and 7B through September 2026. One brokerage record shows a top-floor three-bedroom of about 1,200 square feet at $2,000,000. That figure is not confirmed against a recorded deed here. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01178-0007; each condominium apartment is its own tax lot). What to know if you’re buying
The plan is effective. Contracts are binding under the plan's terms, and closings are under way. Read every amendment, including any price changes after Amendment 1.
Concessions. Where the sponsor pays transfer taxes or common charges, compare the net price with recorded deeds, not with the asking price.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Most homes here sit just above the $1 million line. Use the calculators below to run your price.
Certificate of occupancy. The Department of Buildings shows a certificate of occupancy issued on the new-building job in April 2026. Ask whether it is final or temporary and what punch-list items remain.
Carrying costs and abatement. The plan's budget sets common charges and projected real estate taxes. No tax abatement has been confirmed in this review; confirm the tax position in the plan.
Sponsor control. The sponsor controls the board until enough units close to turn it over. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
