As seen inThe Wall Street Journal★ 92 reviews on Google

744 Park Place is a 1929 brick walk-up with carved stone trim, renovated and converted into eight condominium homes of three and four bedrooms. Large-format family layouts in a small condominium are uncommon in this part of Crown Heights, where most recent product is one- and two-bedroom new construction.

The plan has a long record. It was submitted in November 2023, accepted in January 2025, and has three amendments, one of which issued a new Schedule A with updated real estate taxes. The sponsor recorded the condominium declaration in July 2025. The Department of Finance has created condominium number 6286 for the building. Billing lot 7501 and unit lots 1001 through 1008 replace the original tax lot.

Architecture and residences

The building is four stories on a 33-foot lot. Residences range from about 1,170 to 2,142 square feet, per listing records. Seven of the eight have private outdoor space, mostly roof decks of 120 to 273 square feet, and each comes with a basement storage room. Published finishes include brushed white oak engineered floors, Bertazzoni appliances, Cambria quartz counters with kitchen islands, marble primary baths, multi-zone climate control and in-unit laundry. There is no elevator and no doorman.

The renovation's architect of record is not identified in the public filings reviewed for this page.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230318), the plan was submitted November 20, 2023 at $16,200,000 and accepted January 6, 2025 at $17,000,000, an average of $2.125 million per home. The amendment record:

  • Amendment 1 (April 2025): a notice of effectiveness on two units, or 25 percent, in contract, effective April 3, 2025
  • Amendment 2 (December 2025): new Schedule A, updated real estate taxes, and a first year of operation moved to March 1, 2026
  • Amendment 3 (July 2026): a second notice of effectiveness on two units, or 25 percent, in contract, effective June 24, 2026

The database carries June 24, 2026 as the effective date and records two units sold. The plan was declared effective twice. Ask sponsor's counsel which notice governs, since the first contracts may have lapsed or been replaced.

Published asks in 2025 and 2026 ran from about $1.535 million for a three-bedroom on the second floor to $1.995 million for a top-floor four-bedroom, an average near $1,100 per square foot for the homes then available. One brokerage record shows a top-floor home sold at $1,975,000. A recorded deed for that sale had not appeared in ACRIS as of this review. Published monthly common charges run about $370 to $400, with real estate taxes near $280 to $300 a month. Confirm both against the current Schedule B budget.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01239-7501; each condominium apartment is its own tax lot). What to know if you’re buying

A conversion, not new construction. The shell and much of the structure date from 1929. Ask for the engineer's report in the plan, the scope of the 2025 alteration, and what was replaced in the roof, façade and mechanical systems.

Effectiveness. Confirm which notice of effectiveness controls and how many units are under contract today.

Walk-up. There is no elevator; the top-floor homes and roof decks are reached by stairs.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax of 1% at $1 million. Use the calculators below to run your price.

Low carrying costs. Common charges and taxes in the listing records are low for the size of the homes. Ask how the real estate taxes in Amendment 2 were projected and whether they assume a phase-in that ends.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
