The first number here is 10. This is a very small elevator condominium, two apartments to a floor over six stories, and the 20-unit figure that circulates in some data sets is simply wrong. Every cost the condominium carries, from the elevator contract to insurance to a roof replacement, is split ten ways. That is the main thing a buyer is underwriting.

The second number is zero: none of the assessed value is exempt. A Brooklyn condominium permitted in 2016 is the kind of building a buyer might expect to carry a 421-a benefit. The permit here was issued in June 2016, during the period when the 421-a program had lapsed, and no benefit appears on any roll in the Department of Finance records. The tax bill a buyer inherits is the long-run bill.

The third is the sponsor's exit. Nostrand Street Properties LLC recorded the declaration in November 2018 and deeded all ten apartments to individual buyers between December 2018 and May 2019, per ACRIS. The sponsor holds no lots on the current roll. The building has been owner-controlled for almost its whole life.

Architecture and unit composition

The building replaced two four-story buildings on the site, which were demolished in 2008–2009 under city filings, leaving the lot vacant until construction. The new building sits on a 40-by-100-foot lot under R6A contextual zoning and rises 60 feet, with about 11,200 square feet of residential floor area per PLUTO.

The layout is simple. The garden duplex is the largest apartment in the building. The eight typical apartments alternate between two lines, about 1,043 and about 1,022 gross square feet on the roll, and the top floor is a single penthouse. Within the building, price differences come from the duplex's yard, the penthouse's terraces and floor height, not from unit type. Confirm yard and terrace rights against the declaration and floor plans, not listing copy.

Building operations

This is a ten-unit building with a single elevator and a small operating budget. The sprinkler and fire-alarm filing made during construction was signed off by DOB in 2018.

At about seven years from its first closings, the building is past the typical sponsor warranty period. Roofing, façade, elevator and mechanical issues now fall to the board and the common charges. With ten owners, even a modest capital project is a noticeable per-unit cost. Ask for the current budget, the reserve balance, any engineering reports and any assessment history.

Recent sales

720 Nostrand Avenue trades as late-2010s Crown Heights new construction, priced per square foot and compared mainly against the small condominiums built between Nostrand and Rogers Avenues in the same years. With ten apartments, resales are few, a handful of deeds since the sellout per ACRIS, so in-building comparables are thin and the duplex and penthouse each have essentially no internal comparable. Through 2025, the last complete year, buyers here compared small new-construction condominiums on total monthly cost as much as on price, and this building's full-tax position is the first thing that comparison turns up.
