As seen inThe Wall Street Journal★ 92 reviews on Google

The Rogers Residences is a six-story, 20-residence condominium on a 40-by-92.5-foot lot on Rogers Avenue, one block west of the Winthrop Street station on the 2 and 5 lines. It has a ground-floor commercial unit.

Every residence has been sold. ACRIS shows a sponsor deed on each of the 20 residential units, most of them recorded between October 2024 and January 2025, the last in September 2025. The deeds total $22,395,600. They range from $570,000 to $1,550,000, with a median of about $1.12 million. The commercial unit shows no recorded sale.

That makes this a resale building with a full set of recorded sponsor prices to price against.

Architecture and residences

Palette Architecture filed the new building with the Department of Buildings as job B00554452: six stories with a cellar, 65 feet, 20 dwelling units, about 37,400 square feet of construction floor area. The first related permits issued in early 2023. The new-building job still shows permit status, not a recorded final sign-off, so ask the managing agent whether a final certificate of occupancy has issued. Demolition permits for the two-story building that previously stood on the lot were filed in June 2021, per published construction reporting.

The 2022 permit reporting described 18 residences, about 21,700 square feet of residential space, about 5,500 square feet of commercial space, a small community-facility space, and 18 parking spaces, nine open and nine enclosed. The building was completed with 20 residences. PLUTO records 20,448 square feet of residential area and 5,491 square feet of retail. Whether parking was built as filed is not confirmed here.

Listing records give a unit mix from alcove studios to three-bedrooms and credit the interiors to Atelier Feder. One listing record shows common charges of $419 a month for Unit 2E.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230020), the plan was submitted January 20, 2023, accepted September 12, 2023 and declared effective August 9, 2024, with 625 Rogers 2018 LLC as sponsor. The record lists 21 units, 20 residential, and a total offering price of $25,690,000 with no change. The Attorney General's plan page returned no data when we checked in October 2026, so the amendments were not reviewed for this profile.

The database records four units sold. ACRIS shows all 20 residences deeded, so that figure is out of date. The plan total includes the commercial unit, so the gap between it and the $22.4 million in residential deeds cannot be read as a discount without the plan's price schedule.

On the ten homes with published sizes, the deeds work out to $1,015 to $1,300 per square foot (our arithmetic), from the 540-square-foot studio, 2D, at $570,000 to the 1,030-square-foot two-bedroom, 6B, at $1,338,999. Amounts with cents usually include the buyer's payment of the sponsor's transfer taxes. Listing records show Unit 4D sold at $605,000; its deed reads $616,041.25, about 1.8% higher, consistent with that gross-up. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

This is a resale building. Price against the 20 recorded sponsor deeds and later resales, not the plan schedule.

The commercial unit. ACRIS shows a 2025 mortgage on the commercial unit and no deed. Ask who owns it, who the tenant is, and how its share of common charges and building insurance is set in the declaration.

Certificate of occupancy. Ask the managing agent for the current certificate and any open Department of Buildings items.

Closing costs. On a resale, the seller pays the transfer taxes and the buyer pays the 1% mansion tax at $1 million and above. Use the calculators below to run your price.

For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Crown Heights.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
