Maple Crown is a 15-home elevator condominium on Brooklyn Avenue, where Prospect Lefferts Gardens meets Crown Heights. Its one-bedrooms have been listed from about $509,000 to $555,000 for roughly 500 square feet, a little over $1,000 per square foot, and a two-bedroom at $799,000. Published reporting in May 2026 gave the building's range as $499,000 to $879,000.
The site took several years to build out. A 2015 plan for a four-story, eight-family building was not carried through. The current new-building application, for seven stories, was filed with the Department of Buildings in October 2019, and the one-family houses on the lot came down in 2020. PLUTO dates the building to 2023. The Department of Buildings processed the condominium subdivision of the lot in July 2026. City records still class the lot as an elevator apartment building, which is normal until the Department of Finance assigns condominium unit lots.
Architecture and residences
Kindo Holdings filed the Department of Buildings applications; 537 Brooklyn Avenue LLC is the owner of record. Listing records describe high ceilings, floor-to-ceiling windows, white oak floors, custom kitchen cabinetry with GE stainless appliances and washer-dryer hookups. Every home has private outdoor space, and there are three homes per floor.
The roof deck is shared, with private cabanas sold separately. Parking spaces with electric-vehicle chargers and storage units are also for sale.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250101), the plan was submitted April 1, 2025 and accepted November 12, 2025 at a total offering price of $9,082,000, with 537 Brooklyn Avenue, LLC as sponsor. The record lists 41 units: 15 residential, one commercial, eight parking, 12 storage and five other. Amendment 1, accepted June 1, 2026, declared the plan effective on three units in contract, issued a new Schedule A, offered units the sponsor had withheld, and set a new total offering price of $10,465,000. The database records three units sold.
The record's numbers do not reconcile. It lists an initial price of $12,467,000 and enters Amendment 1 as a $1,935,000 price change, but neither $9,082,000 plus $1,935,000 nor $12,467,000 less $1,935,000 equals $10,465,000. It also gives the three contracts as 15 percent of the offering, while three of 15 residences is 20 percent. Take prices from Amendment 1's Schedule A.
Published asks, from listings first posted January through March 2026:
- One-bedrooms: $509,000 (4A), $519,000 (3B), $535,000 (4B), $545,000 (5B) and $555,000 (6B), for about 496 to 522 square feet, roughly $975 to $1,100 per square foot
- Two-bedroom, two-bath (3C): $799,000
Listing records show common charges of $202 a month and real estate taxes of $536 a month for a one-bedroom, and $344 and $914 a month for the two-bedroom. No abatement is mentioned; taxes that are higher than common charges point to a building carrying full taxes. Confirm against the plan's budget.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-04793-0002; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Building history. Ask the sponsor how the building was used between completion and the 2026 condominium filing, and when the certificate of occupancy issued.
Taxes and abatement. At these prices real estate taxes are a large part of the monthly cost. Ask for the plan's tax projection and whether an abatement was applied for.
Pets. Listing records conflict on the pet policy, some showing pets allowed and one showing no pets. The by-laws and house rules decide.
Add-ons. Cabanas, parking and storage are sold separately. Price them into the total.
Closing costs. Sponsor sales customarily shift the transfer taxes to the buyer. At these prices no mansion tax applies.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
