The architecture gives the Grand Avenue frontage a substantial brick face. ND Architecture & Design used projecting and recessed volumes, upper setbacks and an outward-angled cornice to break up the seven-story mass. The street-facing masonry and the more recessed portions of the building produce different apartment settings within the same address.

Architecture and unit composition

The original interiors combine ten-foot ceilings and custom windows with wide-plank white oak floors and zoned heating and cooling. Kitchens have walnut cabinetry, Carrara marble surfaces and appliances from Fisher & Paykel, Miele and Bosch. Residences include in-unit laundry.

The recorded apartment sizes show how much variation sits inside the 32-unit total. Several homes repeat at approximately 800, 961 and 977 interior square feet, while larger apartments and penthouses extend the range. The repeated floor plans allow buyers to isolate differences in exposure, floor and outdoor access.

Private outdoor space is offered throughout the building, so its presence alone does not distinguish one apartment from another. The useful differences are the size and configuration of that space, its connection to the interior and the apartment's position within the setbacks. Balconies extend directly from the façade, while the setbacks create deeper terraces at upper levels.

Building operations

The shared facilities cover several distinct uses: the lounge and co-working area, the gym, the media room and playroom, and outdoor areas at the courtyard and roof. The rooftop kitchen adds a communal entertaining space alongside each apartment's private outdoor area.

The building entered its first closing cycle in 2025. The Attorney General's filing records offering-plan acceptance in May and effectiveness in August of that year; recorded apartment transfers began in September. That short operating history and the progress of the initial sellout are relevant when comparing 630 Grand with an established condominium whose sales are predominantly resales.
