582 Park Place is a four-residence condominium made from a three-story, three-family 1910 tenement on a 20-by-131-foot lot. The Department of Buildings job converted it to four stories and four homes, and the Attorney General accepted the offering plan in January 2026. All four homes were deeded out of the sponsor's name within seven weeks, from June 3 to July 16, 2026.

The building is sold out, so its value to a buyer now is as a comparable. Four recorded deeds totaling $6,465,688, against a plan total of $6,850,000, give a clean read on what renovated four-unit conversions near Franklin Avenue traded at in mid-2026: about $1,094 to $1,311 per square foot where the size is known.

Architecture and residences

J.K. Design filed the alteration in February 2024. The filing describes an interior renovation, a vertical enlargement and the conversion of an old-law tenement of three stories and three dwelling units into four stories and four units, with the building rising from 35 to 45 feet. The first permit issued in November 2024. The Department of Buildings records a certificate of occupancy issued on the job on October 5, 2026.

Listing records describe four floor-through two-bedroom homes: a lower duplex of about 1,733 square feet with a private south-facing garden, and two-bedroom, two-bath homes of about 1,180 to 1,212 square feet on the upper floors. Finishes listed include white oak floors, stone counters, radiant-heated bathroom floors, two-zone heat-pump heating and cooling and in-unit washers and dryers, with private storage and a virtual-doorman intercom. Listing records showed common charges of about $898 a month and taxes of about $745 a month for the lower duplex, and about $620 a month and $6,180 a year for Units 2 and 3.

The condominium declaration was recorded on April 1, 2026, per ACRIS.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250322), the sponsor, 582 Park Place LLC, submitted the plan on October 1, 2025, and it was accepted on January 22, 2026 at a total offering price of $6,850,000 for four residential units. The construction type is rehabilitation. The database still shows no effective date and no units sold, which the recorded deeds below overtake. The plan's amendments could not be reviewed because the Attorney General's online record returned no data.

Recorded sales

Unit Approx. sq ft Last ask (listing records) Deed amount Deed date Deed per sq ft
1 1,733 $1,795,000 $1,896,000 June 3, 2026 about $1,094
2 1,212 $1,495,000 $1,513,688 June 4, 2026 about $1,249
3 1,212 $1,475,000 $1,509,000 June 15, 2026 about $1,245
4 1,180 $1,495,000 $1,547,000 July 16, 2026 about $1,311

Deed amounts from ACRIS. Square footage from listing records and not confirmed against the plan.

Every deed sits above the last ask, by 1.3% to 5.6%. Sponsor deeds often include the buyer's payment of the sponsor's transfer taxes, which adds about 1.4% to 2.1% to the recorded figure. That roughly fits Units 2 and 3. Units 1 and 4 are above that range, so they likely sold over ask or carried other adjustments. We have not backed out net prices. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resales only. The sponsor holds no inventory. Any purchase now is a resale under the condominium's by-laws.

Small-building economics. With four owners, one owner's arrears or a single roof or facade repair falls on few shoulders. Review the budget, reserves and insurance before contract.

Tax position. No tax abatement has been confirmed in this review. Confirm the assessed value and any exemption with the Department of Finance.

Closing costs. Buyers of a resale pay the mansion tax of 1% at $1 million and above; sellers pay the state and city transfer taxes. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
