984 Bergen Street is a four-residence condominium made from a 20-foot-wide row house on the north side of Crown Heights. It is fully sold: ACRIS shows sponsor deeds on all four homes between May and November 2024, at $1,272,812.50 to $1,904,127.50. Anyone buying here now is buying a resale in a four-owner condominium.

The house was a single-family home when the alteration was filed in 2018. The alteration enlarged it horizontally and vertically, raising it from 40 to 50 feet and its zoning floor area from about 3,000 to about 5,100 square feet, and converted it to four dwellings. The work ran from a 2018 permit to a May 2024 sign-off, with condominium tax lots 1401 through 1404 filed in late 2023.

974 Bergen Street, a few doors west, is a separate three-residence condominium completed in 2006 and is not part of this plan.

Architecture and residences

Listing records describe two two-bedroom homes on the lower floors, a unit marketed as the "Mezzanine," and a top-floor three-bedroom of about 1,368 square feet. Residence 1, the first-floor two-bedroom, two-bath home, was listed at about 1,580 square feet with more than 1,000 square feet of private outdoor space in three areas, a vented washer-dryer, heated bathroom floors, tankless water heaters and deeded storage; its common charges were $520 a month and taxes plus common charges about $1,004. Every residence has outdoor space. The building is a walk-up with a smart intercom. The lot is 20 by 128.5 feet in an R6B contextual district.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230079), the plan was submitted March 23, 2023, accepted July 20, 2023 and declared effective December 28, 2023, with 984 Bergen LLC as sponsor and four residential units. The initial total offering price was $6,920,100; the current figure is $7,120,100, an average of $1,780,025 per home. The amendments were not reviewed for this page because the Attorney General's plan record did not load. The database still records one unit sold; ACRIS shows all four.

The four deeds total $6,212,465, about $908,000 below the plan's current total. The plan's price schedule was set above where the homes actually traded.

Recorded sales

  • Residence 1: $1,735,525, deed dated May 22, 2024
  • Residence 2: $1,300,000, deed dated May 28, 2024
  • Residence 4: $1,904,127.50, deed dated June 6, 2024
  • Residence 3 (marketed as the Mezzanine): $1,272,812.50, deed dated November 27, 2024

Two of these deed amounts are exact transfer-tax gross-ups. Residence 4 was listed as sold at $1,870,000; $1,870,000 times 1.01825 (the 0.4% state and 1.425% city transfer taxes) is $1,904,127.50. On the same arithmetic, the Residence 3 deed backs out to a $1,250,000 price; listing records report the Mezzanine as sold at $1,240,000, so the two do not quite agree. Residence 1 was reported closed at $1,700,000; its deed is about 2.1% higher, more than the transfer taxes alone. Residence 2's $1,300,000 deed shows no gross-up. The backed-out prices are our arithmetic. On $1,870,000, Residence 4 traded near $1,367 per square foot; on $1,700,000, Residence 1 traded near $1,076 per square foot. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01217-7504; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Read the deed, then the contract. Deed amounts here include the sponsor's transfer taxes passed through to the buyer. Compare resale asks with backed-out prices, not raw deed figures.

Four owners run the building. Budgets, reserves and repair decisions sit with four households. Ask for the budget, the reserve balance and any planned work.

Converted house. Ask for the certificate of occupancy referenced in the condominium filing and confirm there are no open Department of Buildings items.

PLUTO's unit count is wrong. City data shows 13 residential units on the billing lot. The offering plan and the tax-lot filing show four. Lenders and insurers sometimes pull the city figure, so have the condominium documents ready.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
