A Private Pricing Opinion — what your apartment at 311 Eastern Parkway would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
311 Eastern Parkway is five condominiums on Eastern Parkway between Franklin and Classon Avenues, a block from the Franklin Avenue 2, 3, 4 and 5 station. It is all-electric, built with Passive House-certified windows, heat pumps, energy-recovery ventilation and air purification.
The layouts are the other distinction. Published reporting describes two double-height penthouses with mezzanine primary suites and terraces, two mid-level two-bedrooms with private roof access, and a triplex maisonette with a backyard. Each residence has private outdoor space and a keyed elevator stop.
Architecture and residences
The new-building job (321599409) predates DOB NOW; later filings on the lot describe six floors, mezzanines on the fifth and sixth floors, a cellar and a new elevator pit. Published reporting counts eight stories at 75 feet, likely counting the mezzanines. Construction topped out in March 2024. Reporting in February 2025 expected completion that April; listings did not appear until mid-2026.
Finishes in published reporting include custom white oak kitchens, Bosch Benchmark appliances, Dornbracht fixtures, radiant-heated bathroom floors, triple-paned bird-safe windows and solid Ipe floors. The building has a bike room, private storage, a shared green roof and a video intercom; there is no doorman.

Published carrying costs are about $905 a month in common charges and $1,695 in taxes for PH6, and $732 and $1,372 for Residence 3. One listing history shows PH6 earlier at $2,250,000; that entry is unverified. No sponsor closings had been recorded in ACRIS as of October 2026.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01181-0060; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Measure the penthouse. PH6 asks about $1,712 per square foot on 1,165 square feet, against about $1,186 for the triplex. Double-height space and mezzanines may or may not be counted in listed square footage; check the plan's floor plans.
Ask for the energy specifications. All-electric systems shift the building's costs from gas to electricity. Ask for projected electric costs and the warranty terms on the heat pumps and ventilation equipment.
Certificate of occupancy. Ask whether the building holds a temporary or final certificate of occupancy; the sponsor's closing timetable depends on it.
Closing costs. The buyer customarily pays New York State and City transfer taxes in a sponsor sale, plus the mansion tax: 1% below $2 million, 1.25% on the $2,375,000 triplex.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
