A Private Pricing Opinion — what your apartment at 462 Saint Marks Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
462 Saint Marks Avenue is a concrete condominium by IMC Architecture that uses its corner site to bring multiple exposures into many of its nineteen homes. A landscaped canopy wraps the entrance, and built-in balcony planters carry that planting theme above the sidewalk. The masonry exterior relates to the surrounding prewar streetscape while large corner windows open the living areas to the intersection.
The six-story building includes one-, two- and three-bedroom homes. StudioSC designed the interiors, and completion was announced in 2024. Private balconies and terraces accompany the apartments, with shared amenities extending from a ground-floor lounge to a landscaped roof deck.
Architecture and unit composition
IMC describes a cast-in-place concrete structure containing approximately 31,500 gross square feet. The entrance canopy separates the ground-floor amenity areas from the residences above. Concrete planters are incorporated into balconies.
The apartments include one-bedroom plans around 700 square feet, two-bedroom configurations around 975–1,000 square feet and larger homes exceeding 1,100 square feet. The upper inventory includes penthouse layouts. Open living-and-dining spaces and large windows form part of the original design.
Private outdoor areas include balconies and terraces. Their sizes and relationship to the living rooms vary, while the common rooftop offers a separate outdoor setting for the association. The apartments' corner exposures also distinguish some layouts from homes oriented primarily toward one frontage.
Building operations
Every residence was delivered with a cellar storage unit. The fitness center is also below grade, while the lounge and workspace occupy the first floor with corner windows. The lobby includes package handling space. The common roof deck has planting, furniture and an outdoor kitchen.
Indoor parking is part of the property, but spaces were offered separately from apartments. The building also provides bicycle storage. The common facilities serve nineteen residences; the residential tax roll shows no owner holding more than one apartment.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01155-7504) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.
At the recent median sale of $1.4M (17 sales since 2024), a buyer putting 25% down would pay about $60,171 to close, or 4.3% of the price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
