157 Rogers Avenue is a five-residence condominium on a 20-foot Crown Heights lot zoned R6B, created by enlarging a two-story, two-family house vertically and horizontally into a four-story building. It is a short walk from the Franklin Avenue–Medgar Evers College station on the 2, 3, 4 and 5 trains.

The condominium is now on the public record. A condominium subdivision for tax lots 1201 through 1205 was completed with the Department of Buildings in January 2026, and the declaration was recorded with ACRIS on September 24, 2026. PLUTO still shows the old two-story building from 1920, which explains why some listing records give that year built.

Architecture and residences

The Department of Buildings job (B00919642) is filed as a new building with existing elements to remain: a vertical and horizontal enlargement of the existing two-story house with cellar into four stories, 40 feet, and five dwelling units, with about 5,340 square feet of construction floor area. The permit was issued in September 2024. Published reporting credits the design to Infocus Design Planning; the filing was made by NY Building Associates.

Published descriptions call for a pale brick facade with large windows, three floor-through homes and two half-floor homes on the top floor, wide-plank floors, stone kitchen counters with custom cabinetry, split-system heating and cooling, in-unit laundry and storage throughout. ACRIS lists the units as 1, 2, 3, 4A and 4B; listing records use other labels (Garden, B, C, 2), so match each listing to its ACRIS unit before contract.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250203), the plan was submitted June 25, 2025, accepted December 30, 2025 and declared effective August 17, 2026, by notice once one of the five residences (20%) was in contract. The plan names 157 On LLC as sponsor and covers five residential units. The total offering price was $4,770,000 at acceptance. Amendment 1, accepted April 13, 2026, records a $30,000 price change and a new total of $4,460,000, which is $310,000 below the acceptance figure, so the record's numbers do not reconcile; the same amendment filed a new Schedule A, combined units and revised the common interests. Amendment 2, accepted August 24, 2026, declared the plan effective. The record reports one unit sold. No sponsor deeds appear in ACRIS records available through September 2026.

Asks in listing records:

  • Launch range (spring 2026): $625,000 to $1.25 million for one- to three-bedroom homes, per published reporting
  • Residence B / Residence 2: about 933 square feet, $995,000 (about $1,066 per square foot); common charges about $540 a month
  • Unit C: two bedrooms, two baths, about 931 square feet, $1,095,000 (about $1,176 per square foot), listed August 21, 2026
  • Garden duplex: about 1,199 square feet with a private backyard, $1,150,000 (about $959 per square foot)

The asks seen in late 2026 sit near $1,000 to $1,200 per square foot for the upper homes.

What to know if you’re buying

An enlargement, not a full rebuild. Parts of the 1920 house remain. Ask what was kept (foundation walls, party walls, framing) and what the sponsor's warranty covers for the retained elements.

Confirm the plan. Ask for the plan's acceptance date and whether it has been declared effective. Now that the declaration is recorded, closings can follow once the plan is effective.

Taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. The $995,000 homes sit just under the $1 million mansion-tax line; the others are above it.

Garden duplex. The existing house had a cellar. Ask how the garden home's lower level is classified on the certificate of occupancy and whether it counts in the unit's square footage.

Carrying costs and abatement. The plan's budget sets common charges and taxes. No tax abatement has been disclosed; confirm it in the plan.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
