1456 Bedford Avenue is an eight-residence condominium going up on a 2,700-square-foot vacant lot on Bedford Avenue in Crown Heights North. PLUTO still lists the lot as vacant land in an R6A district with a C2-4 commercial overlay.
The plan prices the eight homes at $9.925 million in total, or about $1.24 million each. Against the 10,633 square feet of construction area in the building permit, that is roughly $930 per gross square foot (our arithmetic; sellable area will be smaller, so the price per sellable square foot will be higher, for comparison, the two 2026 sponsor closings with published sizes at 820 Classon Avenue recorded about $1,168 and $1,259 a square foot). ACRIS records the sponsor entity taking title to the lot by deed dated June 20, 2025 for $1,225,000, with mortgages of $3.4 million (dated June 20) and $600,000 (dated June 23), all recorded July 22, 2025.
Architecture and residences
The new-building application was filed June 6, 2025, approved December 18, 2025 and permitted December 30, 2025. It describes "a 5-story with penthouse and cellar building," an eight-unit residential building, 60 feet tall, with about 10,633 square feet of construction floor area. Separate filings cover support of excavation, foundations, structural work, plumbing, sprinklers and mechanical systems (heating and cooling, kitchen and bath exhaust). A sidewalk shed was filed in March 2026 and pipe scaffolding in August 2026.
The design architect, interior designer, unit mix, finishes and amenities have not been published. Divided evenly, the building averages about 1,330 square feet of construction area per residence before stairs, walls and common space.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD260113), the plan was submitted March 24, 2026 at a total offering price of $9,925,000, with Bedford 1456 LLC as sponsor and eight residential units, as a new-construction condominium. There are no amendments, and the plan has not been accepted as of October 2026.
Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits or reservations, binding or non-binding; an interest list does not secure a unit. No asking prices have been published.

What to know if you’re buying
Early stage. The plan is under review and the building is in foundation-to-superstructure work. Prices, unit sizes and the delivery date can all change by amendment before and after acceptance.
Deposits and contract. Once the plan is accepted, new-development contracts typically require a deposit of 10%, held in escrow. Read the plan's terms on construction delays and the outside closing date.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Several homes here will likely price around the $1 million line. Use the calculators below.
Carrying costs and abatement. No tax abatement has been disclosed. The plan's budget will set common charges and projected taxes.
Sponsor control. The sponsor controls the board until enough units close to turn it over. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
