A Private Pricing Opinion — what your apartment at 820 Classon Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
820 Classon Avenue began as a four-story, seven-apartment walk-up from about 1920. A prior owner filed in 2018 to add two floors and a rear extension, taking it to six stories and eight units; the work was permitted in January 2020, and the final certificate of occupancy, for eight dwelling units, issued November 5, 2025. ACRIS records the sponsor entity's purchase of the building for $6,000,000, by deed dated April 30, 2025. The sponsor submitted the condominium plan to the Attorney General on June 5, 2025.
Sales have moved quickly since the plan was declared effective in June 2026. Six of the eight homes had deeds recorded by early September, for a combined $7.83 million. That leaves the two remaining homes to account for about $3.58 million of the $11.41 million offering total, if the plan prices hold (our arithmetic).
Architecture and residences
The alteration job filed in June 2018 is a vertical and horizontal enlargement from 6,908 to 9,623 square feet of zoning floor area, about 11,975 square feet of construction area, with an estimated cost of $2.03 million. It took the building from four to six stories and from 45 to 73 feet, and from seven apartments to eight. A May 2026 filing subdivided the lot into eight condominium tax lots, 1101 through 1108. The unit designations run 1F and 1R through 6F, front and rear on the lower floors and full floors above.
Listing records describe the building as a newly built eight-unit condominium. Two sizes are published: 2F, a one-bedroom of about 578 square feet, and 3F, a two-bedroom, two-bath home of about 1,363 square feet. Listing records show common charges of about $287 and taxes of about $264 a month on 2F, and about $728 and $671 a month on 3F. Amenities and finishes are not documented in the sources reviewed.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250184), the plan was submitted June 5, 2025, accepted April 10, 2026 and declared effective June 8, 2026, with Classon BK Development LLC as sponsor and eight residential units, at a total offering price of $11,410,000. Our copy of the database shows no change to that total and records two units sold. The Attorney General's plan page returned no data on the day this page was written, so the amendments were not reviewed. The plan is filed as new construction, though the building is an enlarged 1920 structure.
Listing records show 3F listed at $1,850,000 on April 21, 2026 and cut by $55,000 on July 2, 2026, and 2F under contract at $675,000.

What to know if you’re buying
Two homes left, per ACRIS. 1F and 6F had no recorded deeds as of October 2026. Our view is that 6F, the top floor, should price above the $1,900,000 paid for 5F. That rests on the two full-floor homes directly below, which closed at $1,875,000 (4F) and $1,900,000 (5F), and on the plan's remaining total of about $3.58 million for 1F and 6F together. How far above depends on 6F's size and on any terrace or roof access, none of which is published; get the floor plan and Schedule A before comparing.
An enlarged older building. The lower floors are the 1920 structure; the top two floors and the rear extension are new. Ask for the engineer's reports, the window and roof warranties, and the certificate of occupancy.
Prior use. Before the enlargement the Department of Buildings recorded seven apartments, and the building carried a Department of Housing Preservation and Development multiple-dwelling registration through September 2023. The plan is filed as a new-construction offering; confirm in the plan that every apartment is delivered vacant.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below.
Carrying costs. No tax abatement was found in this review. The plan's budget sets common charges; compare against the figures in listing records.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
