810 Sterling Place is a four-residence condominium made from an 1899 three-story, two-family house on a 20-by-146-foot lot. The work, filed with the Department of Buildings from 2021, gutted the building, replaced the floors and added a fourth-floor penthouse on a new steel frame. The Attorney General accepted the offering plan on December 18, 2025.

The record classifies the plan as new construction. The Department of Buildings handled it as an alteration of an existing building, and one listing describes the building as built from the ground up, while the current listing record marks it as not new construction. A buyer should read the plan's description of what was kept and what was replaced, because it affects the structure, the warranty position and the tax classification.

At $7.356 million across four homes, the plan averages about $1.84 million per residence. The asking prices found run lower, from $1.25 million to $1.75 million.

Architecture and residences

The alteration filings describe a gut rehabilitation with new C-joist and cement-board floors and a new penthouse level carried on steel columns and beams, along with foundation and underpinning work. Construction floor area on the filings runs about 6,700 to 8,000 square feet. PLUTO records 5,478 square feet of residential area, a figure that predates the enlargement. Most construction sub-filings were signed off between December 2025 and July 2026. No certificate of occupancy was found in the records reviewed.

Listing records show full-floor two-bedroom, two-bath homes on the middle floors and a three-bedroom, three-bath duplex penthouse of about 1,487 square feet with a private terrace on its upper level. The building is a walk-up with a video intercom, a common roof deck and private storage; each home has an in-unit washer and dryer. Listing records give common charges of about $681 a month for Unit 2 and $808 for the penthouse, and real estate taxes of about $475 a month for Unit 2. The current listing record for Unit 2 marks it as not new construction and with no certificate of occupancy yet. Sources disagree on Unit 2's size (1,094 square feet in the current record, 1,152 in an earlier one) and on whether pets are allowed.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250125), the sponsor, 786 Greene Holdings LLC, submitted the plan on April 17, 2025, and it was accepted on December 18, 2025 at a total offering price of $7,356,000 for four residential units. The database shows the total unchanged, no effective date and no units sold. The plan's amendments could not be reviewed because the Attorney General's online record returned no data; figures here come from the database's summary fields.

Unit Beds / baths Approx. sq ft Ask Ask per sq ft
2 2 / 2 1,094 $1,250,000, listed September 15, 2026 (earlier $1,299,000 at 1,152 sq ft) about $1,143
3 2 / 2 Not stated $1,399,000 (date not confirmed) —
PH 3 / 3 1,487 $1,750,000, listed May 12, 2026 about $1,177

Asks from listing records seen October 2026. As of late October, only Unit 2 shows as an active listing; the status of the Unit 3 and penthouse asks is not confirmed.

The three asks total $4.399 million. If the plan's $7.356 million total still governed, the fourth home would carry about $2.96 million (our arithmetic), far above the others. More likely the current asks sit below the plan's original price schedule, which would show up in an amendment. Confirm current prices against the latest amendment.

Below the individual-building threshold

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying

Accepted, not effective. Purchase agreements can be signed, and deposits are held in escrow under the plan. No sale can close until the sponsor declares the plan effective by amendment.

What was rebuilt. Ask for the plan's building description and engineer's report. The filings show a new frame for the penthouse and new floors throughout; the condition of the original walls and foundations is what the report should cover.

Certificate of occupancy. The enlargement from two to four units requires a new certificate. None has been found yet.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Every home here is above that line. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
