1025 Pacific Street is an eight-residence condominium over two ground-floor commercial units, built on top of a one-story, 12-foot structure that the sponsor kept and enlarged to six stories. All eight residences closed between November 2025 and June 2026, at $845,000 for a one-bedroom up to $2,335,000 for the top home. That is a full set of recorded prices from a single building in one eight-month window.

The site sits in the Atlantic Avenue Mixed-Use special district, with M1-2A/R6A zoning that allows housing over commercial space. The Department of Buildings filed the job in March 2023 as a new building with existing elements to remain, issued the first permit in December 2023 and signed off the certificate of occupancy in April 2026.

Architecture and residences

The Department of Buildings filing gives 8 dwelling units across six stories. PLUTO records about 13,550 square feet of building area, of which about 8,580 is residential and about 4,970 is retail. Listing records describe one- and two-bedroom homes on floors 3 through 5, a second-floor three-bedroom, three-bath home of about 1,706 square feet with a private terrace that brings its total to nearly 3,000 square feet indoors and out, and a penthouse duplex on the sixth floor. The sponsor's materials describe a keyed elevator, floor-to-ceiling windows, wide-plank white oak floors, Leicht kitchens with Bosch and Miele appliances and induction cooktops, in-unit laundry, a virtual doorman and a shared roof deck. A two-bedroom on the fifth floor was listed at 943 square feet. Common charges were listed near $443 a month on a one-bedroom and $1,131 on the 1,706-square-foot home.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD240112), the plan was submitted April 10, 2024, accepted November 20, 2024 and declared effective August 5, 2025, with 1025 - 1027 LLC as sponsor. The record lists ten units: eight residential and two other, which match the C1 and C2 commercial lots in ACRIS. The initial total offering price was $14,560,200; the current figure is $15,245,400, an increase of $685,200. The amendments were not reviewed for this page because the Attorney General's plan record did not load. The database still records three units sold; ACRIS shows all eight residences.

The eight residential deeds total about $10.76 million. That leaves about $4.48 million of the offering total on the two commercial units, if the schedule is current (our arithmetic). No deed was found for either commercial unit.

What to know if you’re buying

Resales only. All eight residences are individually owned. The commercial units may still be held by the sponsor; ask who owns them and what share of common charges they carry.

Commercial below. Two ground-floor commercial units sit under the homes. Ask what uses the declaration allows and how the commercial owners vote.

New certificate of occupancy. The certificate was signed off in April 2026, after the first closings. Confirm the final certificate is in the condominium's file.

Tax position. Sponsor listings stated that the quoted taxes reflected the city's cooperative and condominium tax abatement, which applies only to a unit that is the owner's primary residence. Ask for the current tax bills and confirm whether the abatement will apply to you.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
