About the building
409 West 21st Street is a mid-nineteenth-century brownstone on a residential Chelsea block. LPC dates its construction to 1852–53 and identifies J. W. Smith as the original developer. Its Italianate design belongs to the period when tall stoops, brownstone façades and elongated windows shaped the neighborhood's townhouse streets. The house now contains five cooperative residences. It sits within the Chelsea Historic District, whose designation encompasses the exterior of this building.
The apartments include floor-through homes with two- and three-bedroom configurations. Upper homes look across the rear gardens as well as toward the street; the larger lower-level accommodation has substantially more interior area. Access is by stairs, and the building has common laundry. The uppermost homes require a climb through the townhouse's original vertical circulation.

The retrade record
Lines that have traded more than once in the public record — the building’s appreciation arc, apartment by apartment.
Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00719-0034) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying
Exterior work has a preservation component. The landmark designation affects replacement windows and alterations to the brownstone façade. In a cooperative this small, a façade or stoop project is shared among only five residences; the allocation follows the cooperative's shares and governing documents.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
