A Private Pricing Opinion — what your apartment at Cubiculo Condominium would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

414 West 51st Street housed Cubiculo, an experimental performance space founded in 1969. The small theater presented drama, music and dance, adding a performing-arts chapter to the building's history before its residential conversion. A DOB alteration signed off in 2004 included a penthouse addition and the creation of an upper duplex.

The condominium contains loft-style apartments with broad living areas, two- and three-bedroom configurations, and outdoor terraces in selected homes. Fireplaces, central air conditioning and in-home laundry appear in the residential layouts. The upper duplex places living space on more than one level, while other homes extend across a single floor.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01060-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

This is a converted performance building with commercial space in its ownership history. Residential and nonresidential interests can have different obligations for building insurance, common expenses and alterations. A purchase should establish the current allocation of those costs and the voting rights attached to the apartment, particularly before treating the condominium as a simple four-owner townhouse.

Comparable buildings

  • The Hit Factory — Another condominium with a performing-arts history, on a larger scale.
  • Radio City Lofts — A nearby prewar loft condominium with a larger residential inventory.
  • Thorndale Condominium — An adaptive-reuse condominium farther south in Hell's Kitchen, useful for comparing loft layouts and shared services.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
