About the building

461 Washington Avenue occupies the corner of Gates Avenue in a red-brick building designed by Amzi Hill and built by H. L. Coe. PLUTO dates the building to 1930; the LPC designation report lists an earlier date inconsistent with its Amzi Hill and neo-Grec attribution. Its square-headed bays turn the corner, placing windows along both street elevations. The 2016 condominium conversion reduced the former six-family building to four residences under an alteration designed by Jacob Kanner.

The homes include two-bedroom, two-bath loft layouts with additional office or flexible space, plus a larger duplex with a separate lower-level entrance. South and west exposures follow the corner footprint. Upper residences extend to roughly 1,550 square feet, while the duplex occupies about 2,050 square feet across its two levels. High ceilings and broad living areas are recurring features.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01963-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Four owners share an elevator and a landmarked corner exterior. Capital work involves a very small group of residential interests, and the two street façades enlarge the exterior maintenance scope. Establish how the association makes project decisions and allocates costs; a lender may also apply additional review to a four-home condominium.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
