The site on Washington Avenue between Gates Avenue and Fulton Street has been vacant for years, and several proposals for it have come and gone. The current plan adds the adjacent red-brick building at 479 to the vacant lot at 477. The combined lot is about 53 feet wide and 120 feet deep, and the brick building is slated for demolition.

Published renderings of the Z Architecture design show an asymmetrical brick-and-metal façade with a centered entrance, full-height windows (some arched), rounded corners, balconies and a setback penthouse with a large terrace. The project would sit directly next to 475 Washington Avenue, the 60-unit prewar rental converted to condominium. That building's offering plan disclosed in 2018 that a sponsor affiliate owned 477 Washington and expected to build there.

What's planned

Filings show the program growing:

  • May 2025: new-building application B01219952 for six dwelling units, filed by NY Building Associates. Published construction reporting described a five-story building with about 6,160 square feet of residential space.
  • September 2025: full demolition filed for the existing building at 479 Washington Avenue.
  • May 2026: new-building application B01376157 for nine units and about 19,360 square feet, filed by Z Architecture. It was later withdrawn.
  • September 17, 2026: new-building application B01461297 for 12 units and about 19,357 square feet, filed by Z Architecture and under plan examiner review as of October 2026.

Published reporting describes five condominium residences. The newest filing does not support that count. Treat the unit count as open until the Department of Buildings approves a plan and the sponsor files an offering plan. Listing records list terraces or balconies, central air conditioning and in-unit washers and dryers.

Offering and pricing

No offering plan for this address was located in the New York State Attorney General's records, and no asking prices have been published. Listing records target a sales launch in the third quarter of 2027 and delivery in the first quarter of 2028. Treat both dates as unconfirmed while the building permit is still under review.

What to know if you’re buying

Before a plan exists. A sponsor cannot take deposits or sign contracts until the Attorney General accepts an offering plan. Expect the unit count, layouts and prices to change before then.

Next door. Buyers at 475 Washington Avenue should ask how a five-story building on this lot affects light and lot-line windows on the south side of their building.

Who is the sponsor. Published reporting and city filings name different entities. The offering plan will identify the sponsor.

Closing costs. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above. The calculators below price both.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
