Its broad frontage accommodates rooms across a wider span than many narrow rowhouse conversions in Prospect Heights.

Architecture and unit composition

The building occupies a frontage of approximately 28.5 feet. It is a walk-up with apartments distributed across four floors. City records date it to 1930, and the cooperative conversion was accepted in January 1990 and became effective that November.

The ten-home filing covers a rehabilitated building converted to cooperative ownership. Its subsequent apartment configurations include both single-level homes and duplexes. Some two-bedroom plans have a separate half bath, and a second bedroom can function as a dining room when a purchaser prefers more living space.

The upper duplex type combines two bedrooms with an additional den and two bathrooms. Its private roof deck is reached from within the home. Lower duplex configurations extend living space across two levels at the base of the building. These homes differ in stair arrangements and in how their rooms receive light; an advertised extra room should retain the legal use shown on its approved plan.

521 Dean Street Owners Corp. is self-managed. Apartment owners therefore deal with a board-led operating structure within a ten-residence building. Intercom access and stair circulation are the principal shared entry arrangements.

The building has no landmark designation. Its existing floor area exceeds the residential floor-area ratio now allowed by its R6B zoning. The current building envelope is therefore an important constraint for any proposal that would add enclosed space, including an enlargement connected to a roof-level apartment.
