Considering a sale?

Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at 56 Crosby Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

56 Crosby Street occupies a nineteenth-century commercial building extending through to Broadway. Lamb & Wheeler designed the structure in 1881–1882; Surtsey Realty Corporation converted it to condominium ownership in 2000. On Crosby Street, red brick, tall windows, curved iron fire escapes and a bracketed cornice preserve its commercial character. The Broadway frontage contains a substantial separately owned retail space, while the residential entrance is on Crosby Street.

The apartments are large lofts with broad living rooms, tall ceilings and widely spaced structural columns. Some interiors retain Corinthian-style column capitals and arched brickwork. Conventional loft floors and larger penthouse configurations coexist, with private outdoor space in the upper homes. Ceiling heights vary considerably, from roughly twelve feet to substantially taller upper-level spaces. Renovations and combinations have produced different room arrangements within the original commercial floor plates.

What to know if you’re buying

The retail component is substantial. The Broadway commercial space comprises approximately 20,000 square feet and has traded separately from the homes. The condominium's allocation of façade, roof and other shared expenses between the commercial interest and the residential owners is a consequential part of ownership here.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
