About the building

584 Pacific Street is a twenty-foot-wide brick townhouse divided into two condominium homes. A conversion designed by Felix Tambasco received DOB sign-off in November 2004, replacing ten single-room-occupancy units with two dwellings. The work included a partial fourth-floor addition and a rear extension. The two condominium lots remain in Tax Class 2C, with a different assessment-growth cap from a Class 1 townhouse.

Both residences extend over three levels. The lower triplex combines three bedrooms and three-and-a-half bathrooms with a finished recreation area and approximately 1,100 square feet of private south-facing outdoor space. The upper triplex also has three bedrooms and three-and-a-half bathrooms, with four private terraces. A private entrance at the stoop serves the upper home. Both residences have central air and laundry within their interiors.

What to know if you’re buying

Several terraces, two owners. The upper home's multiple outdoor levels introduce several interfaces between private decking and the common building envelope. Responsibility for membrane replacement, removing terrace finishes and drainage should follow the declaration's allocations. With only two homes contributing to shared work, a single major exterior project can produce a substantial assessment for each owner; lender approval of the two-home project also matters.
