A Private Pricing Opinion — what your apartment at 605 Lorimer Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
605 Lorimer Street is a seven-residence condominium on a 25-foot lot on Lorimer Street, between Conselyea Street and Skillman Avenue, a block from the Lorimer Street L station. The plan was accepted in September 2023 and declared effective in February 2024, and the sponsor closed all seven homes in about six weeks, from June 20 to August 1, 2024.
Six of the seven homes sold between $900,000 and $1.2 million: one-bedrooms on floors two and three and a two-bedroom penthouse duplex on the fourth floor. The ground-floor residence sold for $2.15 million.
The building is sold out. Any purchase now is a resale from an individual owner.
Architecture and residences
The new-building application was filed in October 2021 and approved in July 2022, with permits from September 2022, per Department of Buildings records. It describes a four-story, 50-foot residential building with seven dwelling units and about 7,700 square feet of construction floor area. Construction reporting adds a cellar, a penthouse level and a 32-foot rear yard. PLUTO records about 6,140 gross square feet.
The units are 1, 2F, 2R, 3F, 3R, 4F and 4R in city records: a ground-floor residence, then a front and a rear home on each upper floor. The sponsor's listings describe Residence 2R as a 644-square-foot one-bedroom with a balcony and a spiral stair down to a private backyard, and Residence 4R as an 867-square-foot two-bedroom, two-bath duplex penthouse with a balcony and a private roof terrace. Listed features include Daikin multi-zone mini-split heating and cooling, vented washer-dryers, in-unit storage rooms, a video intercom, private storage and a bicycle room.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD230095), the plan was submitted April 4, 2023, accepted September 8, 2023 and declared effective February 1, 2024, with 605 Lorimer St LLC as sponsor and seven residential units. The record shows an initial offering price of $8,970,000 and a current total of $9,220,000. It counts three units sold; ACRIS shows all seven deeded. The amendments were not reviewed for this page; the Attorney General's plan-detail page returned no data when checked in October 2026.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
