661 Driggs Avenue is a six-story condominium of eight homes above a ground-floor commercial unit, on the Driggs Avenue block between Metropolitan Avenue and Fillmore Place. It replaced the two-story former office of Puccio Marble & Onyx, which Brooklyn Rose LLC bought in 2015.

It is further along than most new-development pages describe. The Attorney General accepted the plan in September 2023, the sponsor declared it effective in January 2024, and ACRIS shows six sponsor deeds recorded between March and July 2024, from $1,550,000 to $3,200,000. A buyer here can price against recorded deeds rather than asking prices.

The mix is two- and three-bedroom homes, two per floor on floors two through five, per the condominium's unit lots and launch materials. The recorded prices place it among the higher-priced small condominiums in central Williamsburg.

Architecture and residences

The site went through two designs. A 2016 scheme by T.F. Cusanelli & Filletti Architects called for a four-story building. Bogue Trondowski Architect filed the current six-story design in 2020 and is the architect of record. Published construction reporting describes a concrete building of about 74 feet with a cellar, a penthouse level and a 30-foot rear yard, at roughly 15,300 to 15,900 square feet depending on the filing cited. The finished building has a brick facade.

The condominium declaration, dated December 7, 2023, and its floor plans create nine units: commercial unit C1 and residences 2A, 2B, 3A, 3B, 4A, 4B, 5A and 5B. Launch materials described one two-bedroom and one three-bedroom on each residential floor. Listing records give Residence 2B as a two-bedroom of 958 square feet with common charges near $424 a month. A 2023 construction report described ten units and about 5,000 square feet of retail. The plan and the declaration both show eight homes and one commercial unit, which is the count this page uses.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD220200), the plan was submitted September 12, 2022, accepted September 12, 2023 and declared effective January 8, 2024, with Brooklyn Rose LLC as sponsor. The record lists nine units: eight residential and one commercial. It reports a current total offering price of $31,500,000 and two units sold. Amendment-level detail was not available from the Attorney General database for this review.

The two figures in that record do not match the deed record. ACRIS shows at least six closings, not two. The $31.5 million total works out to $3.5 million per unit across all nine units, and recorded residential deeds run from $1.55 million to $3.2 million. Either the database total is out of date or the commercial unit carries a large share of it. Ask sponsor counsel for the current Schedule A before relying on the database figure.

At launch, two-bedrooms were offered from $1.9 million and three-bedrooms from $2.35 million.

Recorded sales

ACRIS shows these sponsor deeds:

  • Residence 4B: $1,575,000, deed dated March 26, 2024
  • Residence 2A: $2,295,000, deed dated April 12, 2024
  • Residence 3B: $1,550,000, deed dated April 17, 2024
  • Residence 5A: $3,200,000, deed dated June 14, 2024
  • Residence 5B: $2,400,000, deed dated June 17, 2024
  • Residence 4A: $2,040,000, deed dated July 25, 2024

City records also show partial releases on Residences 2B and 3A in April 2024, consistent with sponsor closings. One listing record gives Residence 2B at $1,650,000; that figure was not confirmed against a recorded deed here. At 958 square feet it would be about $1,720 a square foot. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Market read. Most recent trades (2024) cleared a median $1,671/sf (recorded) across 8 sales. Median listing discount 4.4% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02367-7503; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Resales and remaining sponsor units. With most residences closed, the next sales are likely to be resales or the last sponsor units. Compare any ask with the 2024 deeds for the same line.

Closing costs. In a sponsor sale the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million, 1.25% from $2 million and 1.5% from $3 million. In a resale the seller pays the transfer taxes. Use the calculators below to run your price.

A mixed-use condominium. The ground floor is a separate commercial unit. Read how the declaration splits common charges, insurance and votes between the commercial and residential units, and what uses the commercial unit allows.

Carrying costs and abatement. Listing records show common charges in the low-to-mid hundreds per month for the smaller homes. No tax abatement has been confirmed in this review; confirm the tax position in the plan and with the managing agent.

Board control. Once enough units close, the sponsor turns control of the board over to owners. The by-laws set the threshold; ask whether turnover has happened.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
