Bedford Place is a nine-story apartment building whose condominium sales began long after its 2005 construction. The building operated as rental housing before individual apartment transfers began in 2024. That chronology distinguishes the age of the structure from the much newer ownership history: a purchaser is buying into an established building with a recently created condominium market.
DOB's new-building application, filed in July 2002 by Henry Radusky, specified 18 dwellings and nine stories. The address appears as both 906 and 908 Bedford Avenue, with the condominium's tax lot covering the same building. The largest owner now holds three of its 18 apartments.
Architecture and unit composition
The building occupies a 40-foot-wide lot and rises well above the scale of the surrounding low-rise streets. Its condominium inventory includes substantially different home sizes across the stack. Larger apartments occur at the base and on the middle floors, while the uppermost residences include much smaller interiors.
That variation matters in a building with just 18 homes. A high floor does not necessarily bring a larger apartment, and the largest reported interiors are not concentrated at the roof. The mix includes homes with more than 1,100 square feet as well as top-floor apartments under 500 square feet. Apartment size, floor level and layout therefore need to remain separate considerations when comparing available homes.
The structure dates from the early wave of new elevator construction in this part of Bedford-Stuyvesant. Its built floor area exceeds the current R7A residential allowance shown for the lot. The existing nine-story form is part of the property's established physical condition; the zoning line does not indicate unused residential development capacity.
Building operations
Bedford Place has elevator access and 18 separately assessed residential condominium lots. The present ownership distribution is spread among multiple owners, with the largest holding equal to roughly one-sixth of the apartments.
The active 421-a benefit began in 2006 under a 25-year program. Its clock runs from that benefit period, so the later condominium sales did not start a fresh 25-year term. The building's age and remaining tax-benefit period should be considered together when projecting ownership costs over a longer holding period.
