Manhattan versus Greenwich: the tax and ownership comparison

$3.0M was Greenwich’s 2025 median single-family sale—the middle price of the year’s recorded house sales. That establishes a market level.

$3.0M was Greenwich’s 2025 median single-family sale—the middle price of the year’s recorded house sales. That establishes a market level. It does not establish the cost of replacing a particular Manhattan apartment with a particular Greenwich house.

A $3M Connecticut house sale produces $38,500 in state conveyance tax plus $7,500 at the 0.25% municipal rate, ordinarily paid by the seller. Greenwich’s FY2026–27 general property-tax rate is 10.125 mills; sewer maintenance and improvement add 0.268 and 0.091 mills where applicable. An illustrative $1M taxable assessment therefore produces $10,125 before those additions or another applicable district levy. State mill-rate data, conveyance-tax calculation.

Compare the property obligations

For the apartment, identify what maintenance or common charges cover, what is billed separately, and what capital work or assessments are expected. For the house, obtain the actual tax record, insurance quotes, utility history and condition-based maintenance plan.

Greenwich property can mean a smaller in-town site, a waterfront position or a substantial inland parcel. Grounds, drainage, access and building systems differ accordingly. Use the Greenwich neighborhood pages to narrow the setting, then price the property itself.

City income tax is only one part

An actual change from New York City residency can change city personal income-tax liability. Connecticut, however, has its own income tax, and New York-source income may remain taxable by New York State. Telecommuting and cross-border work require particular review. New York residency and work-location guidance.

Ask the tax adviser to model the real income sources, work pattern and move date. Do not estimate savings by subtracting a city rate from all income while ignoring the destination-state return and credits.

If the apartment remains available in Manhattan, its use and days spent in New York need separate consideration. The current pied-à-terre cost guide also addresses the NYC non-primary residence surcharge.

Estate thresholds are not the same

For 2026, New York publishes a $7,350,000 basic estate-tax exclusion, while Connecticut publishes a $15 million estate-and-gift threshold. The calculation involves the broader estate, relevant gifts, domicile and property retained in other jurisdictions. It cannot be determined from the house price alone. The estate-tax comparison explains the distinctions, including New York’s exclusion phaseout.

Put closing costs and rail access into the decision

Calculate sale proceeds from the Manhattan property and the cash required for the Greenwich purchase. Plan for any overlap rather than assuming synchronized closings. Then test the route to the chosen Metro-North station and the final leg from Grand Central.

Greenwich can deliver more land or a different house form while retaining a rail connection to the city. Whether the move costs less is a property-specific and taxpayer-specific conclusion, supported by actual bills, quotes and professional calculations.
