Manhattan versus Nantucket: purchase costs, upkeep and access

2% is the Nantucket Land Bank fee generally due on a taxable property purchase before applicable exemptions.

2% is the Nantucket Land Bank fee generally due on a taxable property purchase before applicable exemptions. It is one reason the comparison with Manhattan should begin with two complete closing estimates, then continue with two annual ownership budgets.

Nantucket’s Land Bank states that the purchaser is responsible for the fee. Its 2026 first-time-homebuyer exemption has specific eligibility and ongoing conditions; it should not be assumed simply because someone has never owned on the island. Land Bank transfer FAQ.

The property purchase buys a different obligation

A Manhattan apartment’s recurring costs may combine building operations, staff, shared systems and capital funding in maintenance or common charges. A Nantucket house can place roofs, exterior materials, heating, landscaping and site systems directly in the owner’s budget.

Obtain the house’s service history and price the work it actually needs. Historic fabric, exposure, access for contractors and the availability of qualified trades can affect a project’s scope and logistics. A general percentage of purchase price is less useful than a condition-based plan for the particular building.

For either location, separate immediate work from recurring maintenance and longer-term replacements. The same purchase price does not establish the same amount of usable space, the same condition or the same capital requirement.

Island access belongs in the annual total

The Steamship Authority connects Nantucket with Hyannis, with vehicle and passenger travel governed by the selected service and reservation arrangements. Price the mainland leg, parking, crossing and island transportation as one trip. Air travel adds another option, with its own seasonal schedules and contingencies. Steamship Authority route and availability information.

Estimate the number of trips actually expected. Include the cost and practical effect of a delayed arrival when a work or personal commitment is fixed. A property intended for occasional use also needs a plan for care between visits.

Residence changes the tax analysis

Massachusetts imposes personal income tax, including an additional 4% surtax above an annually adjusted taxable-income threshold. For 2026 that threshold is $1,107,750. Massachusetts estate-tax rules also require review; the applicable post-2022 filing test generally considers gross estate plus adjusted taxable gifts against a $2 million threshold. A nonresident’s Massachusetts real or tangible property can also require estate-tax review. These questions are separate from island property tax and the Land Bank fee. Whether the purchase is a second home or part of a change of domicile matters. Retaining a New York apartment adds another analysis, covered in the pied-à-terre guide.

The useful comparison prices the desired Nantucket property, its travel pattern and its ownership structure. It should not assume that leaving Manhattan creates a universal tax or carrying-cost saving.
