Manhattan versus the Hamptons full time: compare the annual cost
Twelve months of house ownership is the useful comparison with twelve months of Manhattan apartment ownership.
Twelve months of house ownership is the useful comparison with twelve months of Manhattan apartment ownership. A summer stay leaves out heating, grounds care, repairs, off-season travel and the practical demands of keeping a house operating throughout the year.
The Hamptons also remain in New York State. A move can change New York City income-tax residency without ending New York State taxation. The relevant result depends on the actual residency facts, especially if a city apartment is retained. New York residency guidance.
Separate recurring costs from the purchase
For the city apartment, total financing, maintenance or common charges, property tax where separately billed, insurance, utilities and expected assessments. Avoid counting property tax twice if it is already within co-op maintenance.
For the house, add the actual tax bills, insurance quotes, utilities, grounds, systems service, repairs and a capital-work reserve. Include the work needed immediately after purchase separately from routine maintenance. A pool or substantial landscape is an operating commitment even when it is not in daily use.
Compare the property you would actually buy. A larger Hamptons house and a smaller Manhattan apartment purchase different amounts of space and land; their cost difference should not be presented as a pure geographic saving.
The East End has local acquisition costs
New York’s statewide transfer taxes are only part of the house closing. Southampton’s current guidance describes a combined 2.5% local transfer charge, including its community housing component, with specified exclusions and exemptions. Confirm the town, property type and consideration before applying the rule; other locations require their own review. Southampton community housing and transfer-tax information.
Put that charge and other acquisition costs in the purchase budget, not in the annual ownership total. If comparing a short holding period, show their effect separately over the intended years of use.
A city connection still has a price
Model the actual trips back to Manhattan, including the return after evening commitments. Use the intended driving or rail pattern, parking and any city accommodation. A house that works for occasional visits may feel different when the schedule requires frequent arrivals at a fixed time.
If keeping the apartment is part of the plan, use the pied-à-terre cost guide. Two properties should appear as two obligations, with the current NYC surcharge and residency questions evaluated separately.
The decision is clearer when the budget shows acquisition, annual operations, travel and capital work in separate lines. The Hamptons can provide the house and setting the buyer wants; the full-time comparison should price the full year that comes with them.

Why move from NYC to Aspen or Jackson Hole: mountain property and the city connection
